Aircraft Maintenance Supervisor supervises the maintenance operations of aircraft airframes and engines to ensure safe and reliable performance. Job Overview |
The Maintenance Supervisor ("MS") assists with all aspects of CAPC's 550 scattered residential units, consisting of Single family and multifamily homes. This candidate will be responsible for overseeing effective maintenance, including the grounds, custodial, preventative, corrective, deferred and emergency response and planning as well as the activities of assigned staff and vendors, interior and exterior unit repairs, extensive knowledge of HVAC, appliances, plumbing, electrical, carpentry, general repairs, and make ready unit turn is required. |
Responsibilities |
· Responsible for the implementation and close supervision of the preventive maintenance system, to insure preservation and upkeep of all buildings and equipment, property housekeeping, completion of resident maintenance requests, prompt vacancy preparation for re-rental and for the employment and training of qualified and competent Maintenance Technicians, Supers, and Porters when necessary. · Work closely with Property Management to create a monthly preventative maintenance schedule to maintain or complete most of the preventative maintenance. · Performs work to repair and maintain mechanical equipment, including heating and air conditioning. Diagnoses problems. Disassembles units, cleans, lubricates, repairs, and replaces parts. · Inspection of vacant units and coordination with vendors and staff to ensure that units are made ready within the designed period. · Follow through of entire make ready process from vacancy through occupancy including the scheduling of pre-moveout inspections, move-in inspections, and annual unit inspections. · Performs or assigns routine to difficult carpentry duties, including installation of new doors and installation or repairs of doorjambs, moldings, hinges, door closers, locks, knobs, etc. Also, may include drywall or plaster repair and painting duties. · Performs or assigns routine to difficult electrical duties, including inspecting and testing lighting, wiring and power circuits, replaces faulty switches, replaces faulty lamps and ballasts. · Performs or assigns routine to difficult plumbing duties, including unclogging sinks and toilets, repair of faucet, assemblies and replacement of washers, repairs or replacement pipes, repair of fountains, etc. · Interface with contractors and vendors. Depending on property needs, creates written specifications, and secures bids for services in accordance with established bid process. Solicits bids, negotiates with vendors for goods and services. · Receives Emergency Maintenance calls and distributes repairs to appropriate parties for completion. · After-Hour Emergency Maintenance. · Develop detailed specifications for contract services. Receive and review bids in accordance with the established bidding procedures. |
Qualifications |
· Proficient in Microsoft Office Suite. · Experience in Yardi Voyager or similar property management software · Excellent organizational, analytical, and time management skills. · Must possess a high-level of moral judgment for handling confidential information. · Ownership of own working tools (preferred). · 5 years of maintenance/facility management experience · Must have extensive residential split unit air conditioning/ HVAC experience. · Must have experience repairing appliances. · Valid Driver's License · Strong interpersonal and communication (verbal and written) skills. · Ability to work independently and collaboratively in a fast-paced environment. · Reporting to the office the whole week is required. |
