Applications Development Director directs all activities and develops policies and procedures related to the design, analysis, testing, coding, and implementation of applications. Enhances operations by establishing metrics, analyzing processes, and implementing standard methodologies, tools, and best practices to ensure high-quality deliverables. Being an Applications Development Director oversees review of development proposals, projects, timelines, resources, and costs. Develops feedback processes for peer reviews, code reviews, and design reviews. Additionally, Applications Development Director establishes a performance culture by incorporating individual and team coaching and mentoring to achieve excellence. May develop and manage outsourcing budgets, vendor relationships, or off-shore resources. Requires a bachelor's degree. Typically reports to senior management. The Applications Development Director manages a departmental sub-function within a broader departmental function. Creates functional strategies and specific objectives for the sub-function and develops budgets/policies/procedures to support the functional infrastructure. To be an Applications Development Director typically requires 5+ years of managerial experience. Deep knowledge of the managed sub-function and solid knowledge of the overall departmental function. Director of Land Acquisition and Development

  • Garden Street Communities (GSC) is seeking an entrepreneurial-minded candidate for the role of Director of Land Acquisition and Development covering the Wilmington, North Carolina Region. The purpose of the role is to develop profitable, quality communities.

    The position is a hands-on role that requires you to find and purchase land and manage the entire land development cycle, including: sourcing land, assembling professional teams (surveyors, engineers, Geotech, environmental) entitling the land, managing design and permitting, managing construction to deliver final platted lots.

    The ideal candidate should demonstrate the following:

    • Persistence, persistence, persistence.
    • Acquisition Experience: finding, underwriting, and acquiring residential land.
    • Entitlement Experience, rezoning, platting, permitting, construction management, and project closeout.
    • Site Development Experience: managing site contractors, overseeing budgets and schedules, hard-scape, and landscape installations.
    • Knowledge of land costs, finished lot costs, and site development costs within the greater Wilmington market.
    • Contacts within the Wilmington area including brokers, site contractors, and engineers (consultants).
    • Must know how to use Excel spreadsheets (the basics).
    • Must be able to use online GIS tools (eg. property appraiser; county GIS mapper) to quickly review land characteristics including zoning, future land use, floodplain, wetlands, utilities etc.
