Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Commercial Real Estate) work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters. PRINCIPAL PURPOSE OF JOB
Provide professional management services in order to maximize owner return and to enhance the owner and tenant experience. Provide support to the Director of Property Management to oversee staff and departmental processes.
ESSENTIAL JOB FUNCTIONS
·Communicate with owners and tenants regarding general questions, complaints, and concerns.
·Communicate with property management team regarding status of current departmental issues and departmental goals.
·Communicate across all departments as needed to convey property management issues to ensure owner and tenant satisfaction.
·Review and share financial statements with owners.
·Review and approve vendor payments and owner payouts.
·Oversee the onboarding and off boarding of owners and properties.
·Communicate with prospective owners regarding Westwinds management services and contract terms.
·Oversee rental application processing in accordance with Westwinds application matrix and prepare lease documents.
·Ensure all processes are upheld per Fair Housing and Westwinds standards.
·Assist in the coordination of the tenant turnover process.
·Supervise move-in & move-out processes. Conduct team meetings to ensure all properties are ready for occupancy.
·Ensure all departmental deadlines are met in accordance with the departmental calendar.
·Review and update all leasing materials as needed or annually.
·Perform tasks outside the office as needed.
·Coordinate with outside vendors and clients regarding larger capital improvements.
·Show available units as needed.
·Perform site visits and property inspections as needed.
·Assist in preparation of management reports for investment owners.
·Assist with tenant collections and evictions as needed (post notices, appear in court, etc.).
·Assist in development and marketing of Westwinds as a brand (company website, social media, mailings, etc.).
·Assist in current property advertising.
·Prospect and refer current owners for potential sales and new purchases.
