Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Commercial Real Estate) work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters. Position: Commercial Portfolio Manager
Purpose: Responsible for managing a commercial property portfolio’s operations
Reports to: Director of Commercial Operations
Works alongside: Accounting, Maintenance and Brokerage
Duties:
● Understand and embody company mission and core values
● Receive, review and respond to all internal and external communication in a timely manner
● Responsible for day-to-day operations of assigned commercial properties
● Takes a proactive approach to property appearance and ownership of property condition
● Owns and manages the onboarding process of new properties and tenants, working with maintenance, accounting and brokerage teams to provide the best possible experience
● Schedule, coordinate and communicate with property vendors and contractors
● Responsible for all client communication
● Builds and maintains property budgets, budget variance reporting, responsible for lease administration and enforcement,
● Calculates annual common area maintenance (CAM) estimates and final billing for owner approval and communicates accordingly with tenants
● Issues Work Order Billing for all labor and supplies
● Review and approve assigned property invoices, investigating as required
● Resolves tenant delinquencies
● Recommends CapEx projects for Owners to include in pending budgets based on property needs
● Create and maintain quarterly Owner “check ins” to review budget comparatives to actuals and gauge the satisfaction of the client; regularly setting clear objectives, goals and expectations
● Exude and cultivate a positive mindset around customer satisfaction and winning with teamwork
Qualifications:
● Required: Experience in real estate development and/or property management (3 years minimum)
● General knowledge of building systems and maintenance concepts
● Excellent organizational, verbal and written communication skills
● Able to work on a team and excel in a team setting
● Leadership skills required
● Ability to problem solve and handle large projects
● Attention to detail and ability to multitask
● Competency in Microsoft Office productivity software and Google/G-suite platform
● Ability to walk up and down stairs
● Ability to lift at least 30 lbs
Compensation Details:
● Salary position - $55-65k/annually, based on experience
