Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Commercial Real Estate) work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters.     Performs technical work in appraising land, residential buildings and buildings improvements for tax assessment purposes.

    EXAMPLE OF DUTIES
    Appraises residential dwellings; determines exterior and interior dimensions of dwellings including the foundation, exterior walls, type of roofing, number of rooms, basement area, interior finish, and type of insulation, heating and air conditioning; determines functional and physical depreciation of the structure; and determines the grade of the dwelling according to a predetermined scale.Studies building plans, information pertaining to sales, and specifications to obtain data regarding size, type of construction, and other factors which affect property value.Prepares field cards on each site, listing name, type of construction, and map number or location.Appraises lots in subdivisions or other land slits; measures area to obtain footage or acreage; considers features of the land and investigates selling price of similar property to determine market value; uses a variety of Tax Office records to obtain data concerning location, owner, and dimensions of property.Assists interested persons in obtaining data concerning property locations and ownership, assessed value of property, and other information.Resolves new construction and land value complaints; assists taxpayers in correcting records of real property listening; list in detail all changes made on property records cards and makes entries onto transfer cards.Reviews appraisals and determines whether or not assessment should be modified.Makes recommendation to Board of Equalization and Review and Boards of Appeals.

    SUPPLEMENTAL INFORMATION
    Performs related work as required.May be required to serve during times of disaster.Physical RequirementsMust be physically able to operate a variety of machinery and equipment including computer, copiers, calculators, map machines, microfilm viewer, tape measures, tape rollers, etc. Must be to operate a motor vehicle. Must be able to a negligible amount of force constantly to move objects. Physical demand requirements are in excess of those for Sedentary Work. Light Work usually requires walking or standing to a significant degree. However, if the use of arm and /or leg controls requires exertion of forces greater that for Sedentary Work and the worker sits most of the time the job is rated for Light Work.
