Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Commercial Real Estate) work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters.     Job Summary:

    Maintain the physical condition of the property according to company operating and safety standards by performing repairs, installations, preventative maintenance, and build out activities. Apply in-depth knowledge and physical ability to perform all required maintenance as an effective team member with a professional appearance and approach.


    Duties and Responsibilities:

    Physical Operation

    • Ensure timely and effective completion of work including routine tenant service requests, preventative maintenance, emergency maintenance, capital improvement and replacements, tool and equipment maintenance, and seasonal maintenance.
    • Perform required maintenance and/or repairs to building systems (plumbing, carpentry, roofing, electrical, mechanical, painting/drywall, HVAC, fire protection and security systems, elevators, as applicable).
    • Operate standard maintenance equipment, power tools, and hand tools; detect and report malfunctioning tools or equipment to Facilities Manager.
    • Interpret and perform service order tasks; document daily maintenance activity including problems encountered and work completed, and submit all required documentation or copies to the Facilities Manager.
    • Perform work necessary to prepare space for move in and move out including, but not limited to painting, cleaning, minor plumbing and electrical repairs; communicate status of turnover work to Facilities Manager.
    • Perform grounds maintenance, including snow removal; operating all related equipment.
    • Maintain maintenance storage spaces, work areas, and own work station in a clean, neat, and safe manner.
    • On-call duties as assigned.

    Administrative

    • Report problems or unusual situations to the Facilities Manager.
    • Follow guidelines for the proper use of all safety gear and basic first aid; remain in compliance with safety policies and procedures.
    • Follow all company rules, regulations, policies, and procedures as set forth in training sessions, manuals, memos, and other means of communication.
    • Attend scheduled meetings including site staff meetings, corporate management meetings, or other meetings as required.
    • Be observant for and resolve or report any problem which could be a hazard or potentially dangerous for tenants, staff, guests, and the public including the condition of fencing, lighting, trip hazards, and security.

    Tenant Retention

    •  Maintain a professional work atmosphere at all times to ensure all tenants and prospective tenants feel welcome.
    •  Maintain a positive customer service attitude; be professional, pleasant, and responsive to tenants, prospective tenants, vendors, and contractors.

    Compliance

    • Conduct all business in accordance with Americans with Disabilities Act, OSHA, federal, state, local, and all other laws pertaining to commercial leasing. 
    • Perform other duties as assigned.

    Supervisory Responsibilities:

    Oversee maintenance personnel and activities in absence of Facilities Manager.

    Requirements

    Minimum Educational Requirements:

    High School Diploma or equivalent


    Minimum Experiential Requirements:

    •  2 years maintenance or construction experience.
    •  Prior experience related to carpentry, plumbing, electrical, mechanical, HVAC, and building systems.

    Special Skills/ Work Conditions Required:

    • Must have excellent communication, interpersonal, customer service, organizational and time management skills.
    • Must be able to communicate in English with tenants, emergency providers and outside contractors.
    • May be required to leave the property to purchase supplies, go to the bank, etc., depending on the needs of the property.
    • Must have a mechanical aptitude; skillful use of equipment and tools, and have physical and manual dexterity skills.
    • Must be able to manage a flexible schedule including overtime and be on-call as assigned.
    • Required use of a company cell phone while on-call.
    • Must complete 10 hour OSHA General Industry Safety and Health Course if not previously completed.
    • Must be able to walk, move, transport up to 100 lb. loads, bend, stoop, climb stairs, access and work in confined spaces as well as at heights in excess of 20 feet and have the mobility required to use ladders.
