Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Commercial Real Estate) work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters. Development Coordinator - Commercial Real Estate

  • Position Summary:

    A Development Coordinator at Merit Commercial Real Estate is responsible for assisting with overall project execution and oversight. Project execution includes due diligence, entitlements, programming, design, budgeting, proformas, and building turnover.

    Key Performance Outcomes:

    • Meet Project Deadlines
    • Maintain Entitlement and Design Budget
    • Create a well-defined project process for entitlements and design and building permits

    Key Responsibilities:

    • Assist with the day-to-day management of development projects from start to stabilization.
    • Assist with organization and maintenance of the project management checklist, and document periodic project performance, including the schedule, to help identify, communicate, and avoid risks and delays.
    • Assist with the organization of weekly project meetings including meeting minutes & agenda creation.
    • Interdepartmental coordination inclusive of facilitating the flow of information between different departments to effectuate decisions on marketing, standards, processes, budgets, schedules, and other project-related documentation.
    • Assist with selection, contract & oversight of the project entitlement and design team, including engineers, architects, design consultants & design vendors.
    • Assist with review & procurement of all entitlements, private easements, property development agreements, and permitting.
    • Assist with management of programming and design efforts.

    Qualifications and Skills:

    Minimum Requirements:

    • Bachelor’s degree in field related to Real Estate Development or Project Management (i.e., Business, Construction, Architecture, Engineering, Finance, Information Systems Management)
    • Competency in Microsoft Office suite.
