Appraiser (Residential Real Estate) conducts residential real estate appraisals to establish the market value generally used for lending, insurance, or other purposes. Follows standard processes for conducting on-site property inspections, data collection, and research relevant market conditions required to perform valuations. Being an Appraiser (Residential Real Estate) investigates the quality of the construction, the overall condition of the property, and the surrounding location. Uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Additionally, Appraiser (Residential Real Estate) utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (SRA) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Residential Real Estate) occasionally directed in several aspects of the work. Gaining exposure to some of the complex tasks within the job function. Residential Maintenance Technician

  • Purpose of the Maintenance Department:

    Provide additional value to our clients and tenants by employing a team of skilled, dedicated individuals to efficiently and effectively resolve maintenance requests in a timely manner. Our goal is for our maintenance team to take pride in the communities we care for, to be stewards of our clients assets and ensure that properties are in a condition owners can be proud of.

    Duties:

    • Understand SVN | Second Story company mission and core values
    • Receive, review and respond to all internal communication in a timely manner
    • Communicate with Property Managers to confirm status of work orders on a routine basis
    • Utilize the Appfolio property management software to monitor the status of work orders
    • Responsible for time management, identifying emergencies and responding to non-emergent work orders in a timely manner
    • Accurately document details in work orders by entering notes, labor hours, supplies purchased and any corresponding images and/or receipts
    • Have an intimate understanding of the properties in our management portfolio and their needs
    • Responsible for routine property inspections to identify problems and initiate corrective action on necessary maintenance or vendor work.
    • Manage third party contractors and vendor relationships for associated properties
    • Be able to troubleshoot maintenance issues, identify solutions or be able to identify if additional vendor support is needed
    • Collect bids for contracted services as needed and relay quotes to Property Managers for approval
    • Oversee repairs and maintenance efforts to ensure work is completed in a timely manner
    • Comply with all health and safety regulations and practices on site
    • Conduct or help coordinate routine preventative maintenance work
    • Conduct safety inspections as required
    • Follow up with tenants to ensure issue has been resolved
    • Maintain and log a logical inventory of items for each property on site to more efficiently respond to common maintenance issues
    • Maintain an organized key, key card and FOB system
    • Maintain preventative maintenance checklists and logs for each property - Examples include: elevator PM, HVAC PM/Filters, fire device inspections, backflow testing, generator/boiler servicing, etc.
    • Plan and prepare for inclement weather events, communicating with PM to ensure tenant communication goes out

    Skills Required:

    • 3 years experience in the maintenance, facilities and/or construction field
    • Strong knowledge of building trades, cleaning procedures and general maintenance
    • Solid understanding of health and safety regulations and practices
    • Have the ability to work on a team and communicating effectively
    • Computer literate with capabilities in Appfolio management app, email, Gmail/G-Suite and related communication tools
    • Great time management skills
    • Strong decision-making and problem-solving skills
    • The ability to lift up to 50lbs, climb stairs and comfortable with heights
