Appraiser (Residential Real Estate) conducts residential real estate appraisals to establish the market value generally used for lending, insurance, or other purposes. Follows standard processes for conducting on-site property inspections, data collection, and research relevant market conditions required to perform valuations. Being an Appraiser (Residential Real Estate) investigates the quality of the construction, the overall condition of the property, and the surrounding location. Uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Additionally, Appraiser (Residential Real Estate) utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (SRA) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Residential Real Estate) occasionally directed in several aspects of the work. Gaining exposure to some of the complex tasks within the job function.   • THE POSITION

    The District 6-0 Engineering Office of the Department of Transportation is currently in search of a highly skilled and experienced General Real Estate Appraiser to become a part of our team. In this role, you will be responsible for evaluating and determining the value of different real estate properties, playing a vital role in providing accurate appraisals that will influence important decisions within our organization.     DESCRIPTION OF WORK

    In this role, your main responsibility will be to evaluate various types of properties, including residential land, agricultural land, industrial properties, commercial properties, and special purpose properties. This evaluation is necessary for acquiring the right-of-way for highway improvements. It is crucial that the appraisals accurately reflect the fair market value and compensate for any damages. Additionally, you will need to complete these appraisals within the specified timeframe to meet the project's schedules.

    As part of your duties, you will conduct thorough research of courthouse records to gather information about the ownership type, easements, and other recorded covenants related to the properties. It is essential to have a comprehensive understanding of the deed descriptions. Furthermore, you will visit the affected properties and interview the owners to gather any additional information that is crucial for an accurate appraisal. This includes details such as fair market value, depreciation, liens, judgments, gas and mineral rights, and any damages that may have occurred.

    Work Schedule and Additional Information:
    • Full-time employment.
    • Work hours are 7:30 AM to 3:30 PM, Monday - Friday, with a 30-minute lunch.
    • Telework: You may have the opportunity to work from home (telework) part-time after successful probationary period. In order to telework, you must have a securely configured high-speed internet connection and work from an approved location inside Pennsylvania. If you are unable to telework, you will have the option to report to the district office in King of Prussia.
    • Salary: In some cases, the starting salary may be non-negotiable.

    QUALIFICATIONS

    Special Requirements:
    • This position requires possession of an active Pennsylvania Certified General Real Estate Appraiser certification.
    • This position requires possession of an active motor vehicle license.
