Appraiser Sr. (Residential Real Estate) conducts residential real estate appraisals to establish the market value generally used for lending, insurance, or other purposes. Follows standard processes for conducting on-site property inspections, data collection, and research relevant market conditions required to perform valuations. Being an Appraiser Sr. (Residential Real Estate) investigates the quality of the construction, the overall condition of the property, and the surrounding location. Uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Additionally, Appraiser Sr. (Residential Real Estate) utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (SRA) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser Sr. (Residential Real Estate) work is generally independent and collaborative in nature. Contributes to moderately complex aspects of a project. This position requires a person who actually knows how to do maintenance. Things to know are how to change out a toilet, hang drywall, paint, sand floors, polyurethane floors, fix steps, put in windows, minor plumbing issues, minor electrical such as installing a ceiling fan, lay floor tiles, some renovation work such as tearing out old cupboards and installing new, working with wood, and any other repairs needing done in rental properties.
The job candidate needs a driver's license, a vehicle, a smart phone (we use apps to record time worked), able to be bonded, have health insurance, and own tools.
This job is not located in one place. This position may require working around tenants in their apartments. It may also be working in a vacant location. Masks are needed when working around other persons if you are not vaccinated or if the tenant requests it.
We need someone dependable, knowledgeable in maintenance, able to work autonomously or with others.
We use another app to notify the maintenance people of repairs needing fixed when tenants call in to the office.
This is an hourly wage position, with wage amount determined by how much experience a person has.
The candidate does not need degrees, but does need experience in this field. Please do not apply if you do not have experience doing maintenance work.
