Appraiser Sr. (Residential Real Estate) conducts residential real estate appraisals to establish the market value generally used for lending, insurance, or other purposes. Follows standard processes for conducting on-site property inspections, data collection, and research relevant market conditions required to perform valuations. Being an Appraiser Sr. (Residential Real Estate) investigates the quality of the construction, the overall condition of the property, and the surrounding location. Uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Additionally, Appraiser Sr. (Residential Real Estate) utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (SRA) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser Sr. (Residential Real Estate) work is generally independent and collaborative in nature. Contributes to moderately complex aspects of a project. In coordination with the Maintenance Supervisor and other team members, the Make-Ready’s primary responsibility is to ensure all vacant apartments are restored to "market-ready" status on schedule.
Duties & Responsibilities- Inspect vacant apartments, prepare checklists for make-ready process.
- Inform Maintenance Supervisor and/or Community Manager of needed services and repairs.
- Repair/replace windows, latches, screens, hinges, doors, shelves, baseboards, etc.
- Check appliances and inform Maintenance Supervisor or Community Manager of status.
- Assist in changing or removing appliances from apartment.
- Make keys, change locks.
- Change A/C filters; Repair or replace ceiling fans, etc.
- Checks faucets sink plugs and repairs/replace as necessary.
- Perform surface repairs to sinks, tubs.
- Inspect bathroom tiles & perform minor repairs or replacements.
- Repair holes in walls; Assist with painting duties when requested; Transfer paint & supplies.
- Check all lights and replace as needed.
- Assist team with trash-out, keeping grounds clean.
- Report supply needs to Maintenance Supervisor or Community Manager.
- Perform any additional duties assigned by Maintenance Supervisor and Community Manager.
QualificationsApartment maintenance, housekeeping, custodial or related experience.Ability to work independently and as part of a team.Efficient with attention to detail.
