    Title: Facilities and Grounds Manager

    $55,000 - $65,000.00 -- commensurate with level of education and experience.

    SUMMARY

    The Facilities and Grounds Manager directs, coordinates, manages and works with the maintenance/mechanical staff, grounds staff, and outside contractors to perform work on all Bluff View Art District’s equipment, facilities and grounds and ensures that these duties are carried out in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

    ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

    • Provides functional supervision to the maintenance/mechanics and grounds staff-Trains and /or oversees the training of maintenance/mechanics and grounds staff; prioritizes and delegates work, monitors progress, and evaluates results.
    • Provides oversight for the general upkeep of all the buildings, grounds and equipment and troubleshoots by performing general repairs that do not require a specialized technician. General repairs may include, but are not limited to tile and concrete work, repairing drywall, painting, repairing doors and other building fixtures.
    • Manages the maintenance and repairs of all machines and equipment for all District operating entities – bakery, pastry, roaster, bed and breakfast, events, gallery, coffee shop and restaurant equipment. Reviews daily work orders to identify, prioritize and resolve immediate problems for District’s operating entities. Develops temporary solutions to equipment problems to minimize downtime until a permanent solution is available.
    • Develops, coordinates with maintenance/mechanical staff, grounds staff, business entities’ staff and outside contractors, oversees and in some instances performs preventive maintenance schedules for all building, maintenance, and business equipment, including but not limited to utility systems to provide continuous supply of heat, electric power, gas, or air required for operations.
    • Directs and performs in house basic maintenance functions on all HVACs, company owned refrigerators and freezers, such as changing air filters, cleaning HVAC and refrigeration coils, replacing gaskets and clearing drains in accordance with established company procedures and schedules.
    • Ensures basic facilities’ needs such as plumbing, HVAC, electrical, roofs and foundations are well maintained and will be first contact for utilities, buildings, and equipment issues.
    • Manages the maintenance of the District’s exterior grounds and buildings such as driveways, parking lots, patios, walkways, lawns and gardens and directs the grounds staff on mowing, weeding, trimming, planting, watering (both inside and outside plants), blowing and pressure washing.
    • Initiates development and design of outdoor spaces that can be improved upon.
    • Oversees the Herb and vegetable gardens, which include composting, bed preparations, seeding, watering, picking, washing and packing herbs and vegetables for the wholesale and restaurant kitchens.
    • Oversees, delegates and performs some interior maintenance and cleaning of the buildings, including but not limited to bathrooms, kitchens, dining rooms, guest accommodations, common areas, grease traps, etc.
    • Follows all safety procedures, performs visual inspections, and remains alert for signs of faulty equipment/machinery or any building or grounds issues.
    • Meets with the General Manager each week to review projects and budgets.
    • Writes weekly schedules for the Maintenance/Mechanical and grounds staff.
    • Manages vendor relationships for building, machine related components and landscaping operations.
    • Oversees and ensures all work areas such as garages and maintenance shop are kept in an orderly and safe condition.
    • Sets pars, maintains related records, places orders and/or retrieves necessary equipment, parts and supplies inventory used by maintenance/mechanical, grounds and building staff.
    • Maintains a working knowledge of new technologies which may improve maintenance/mechanical equipment, building and grounds operations and develops recommendations accordingly.
    • Provides direction and application of company policies.
    • Maintains a working knowledge of Environmental, Health, & Safety policies and regulations to ensure duties of self and others are performed in an appropriate manner.

    SUPERVISORY RESPONSIBILITIES

    This position requires supervision of multiple employees in the building and equipment maintenance and grounds department.

    QUALIFICATIONS

    EDUCATION and/or EXPERIENCE

    REQUIRED:

    • High school diploma or equivalent required.
    • Related technical experience in grounds keeping, gardening, general carpentry, and janitorial work.
    • Basic knowledge of HVAC, plumbing and electrical systems.
    • Ability to use hand tools, power tools and operate vehicles.
    • Excellent organizational and time management skills.
    • Analytical skills and problem-solving ability.
    • Basic computer knowledge.
    • Must finish OSHA 30-hour training within the first 3 months of work.
    • Valid Driver’s License.

    PREFERRED:

    Degree from a vocational school.

    HVAC certified.

    LANGUAGE SKILLS

    • Excellent verbal and written communication should be professional and accurate.
    • Ability to interact with a diverse staff.

    MATHEMATICAL SKILLS

    · Ability to use simple math equations for determining square footage measurements, weights and unit measures.

    REASONING ABILITY

    • Analytical, decision-making, and problem-solving skills are required.

    COMPENSATION & BENEFITS

    · Starting Hourly Rate of Pay $55,000 - $65,000.00 -- commensurate with level of education and experience.

    · Medical, Dental, Vision for Full-Time Employee = employer pays a minimum of 50% of employee’s premium, indexed annually based on ACA affordability guidelines. (Part-Time Employee is not eligible for health benefits.)

    · Flexible schedule, as determined by the General Manager and Director of Operations and in accordance with the District’s needs.

    · Discounts on food are offered to the Employee at the Employee’s worksite (Tony’s Pasta Shop or Rembrandt’s Coffee House), for the Employee’s meals or breaks while the Employee is on duty.

    · Holidays = Thanksgiving Day and Christmas Day are the only recognized holidays for the restaurants, although the Inn and Bakery are open; position availability is at the discretion of the General Manager and Director of Operations.
