    Summary of Position

    The Maintenance Manager oversees the daily operations of the Engineering Department at Quail Run. This role involves leading a team of technicians, ensuring efficient work order distribution, maintaining high standards of quality, and fostering a safe and professional work environment. You will play a key role in resident satisfaction by providing timely and effective maintenance solutions.

    Requirements

    • High school diploma or equivalent
    • Experience in construction, HVAC, electrical, and/or plumbing trades (preferred)
    • Strong written, verbal, and comprehension skills in English; bilingual in Spanish (preferred)
    • Ability to collaborate effectively with internal and external contractors
    • Professional demeanor
    • OSHA 10 certification (preferred, or ability to obtain within 6 months)
    • CPO (Certified Pool Operator) certification, or ability to obtain within 6 months
    • Proficient in computer software applications

    Essential Job Functions & Responsibilities

    • Staff Training & Development
      • Responsible for hiring, coaching, administering disciplinary action, and termination of staff
      • Train new hires and existing staff to enhance skillsets
      • Support employee professional development initiatives
      • Maintain a safe work environment with adherence to OSHA standards and company protocols
      • Conduct safety meetings and discussions on accident prevention, fire safety, and hazard control

    • Homes/Units/Buildings & Property Maintenance
      • Perform duties equivalent to an Engineering Technician III
      • Install, repair, and maintain HVAC and electrical systems/fixtures in residential, commercial, and common areas
      • Interpret blueprints and specifications to understand system layouts
      • Collaborate with other trades to ensure project completion aligns with specifications and policies
      • Perform various maintenance tasks including swamp cooler start-up/shutdown, humidifier solenoid replacement, smoke alarm cleaning, dryer vent cleaning, unit painting, screen/door repair, light bulb replacement, garbage disposal repair/installation, plumbing repairs, painting/staining of units and buildings, stucco/cement repairs, building inspections, complex-wide light bulb changes, parts procurement, roof patching, snow removal, door/window repair/replacement, doorknob installation, tile/grout repair, furnace lighting, HVAC filter changes (both private offices and common areas), boiler/damper maintenance, window caulking/sealing, water meter reading, water pump motor greasing, street striping, parapet stucco repairs/waterproofing, ceiling fan installation, and cross-departmental assistance

    • Scheduling & Work Management
      • Assign daily work orders, monitor progress, and finalize billing
      • Communicate daily goals to staff members
      • Collaborate with the Facilities Director to conduct quality checks on work assignments, ensuring adherence to timeframes and quality standards

    • Meetings & Administration
      • Attend and participate in safety meetings as a member of the Safety Committee

    • Communication
      • Maintain clear communication with the Facilities Director regarding resident concerns, departmental issues, and potential problem areas, proposing solutions
