Associate Housing Director assists in all aspects of on-campus housing for students. Assigns residence hall managers to each dormitory. Being an Associate Housing Director reviews and updates of all housing policies to ensure the safety of residents. May also help maintain an off-campus housing program. Additionally, Associate Housing Director typically requires a bachelor's degree. Typically reports to a Housing Director. The Associate Housing Director supervises a small group of para-professional staff in an organization characterized by highly transactional or repetitive processes. Contributes to the development of processes and procedures. To be an Associate Housing Director typically requires 3 years experience in the related area as an individual contributor.     Essential Job Functions

    • Conducts inspections of units prior to move-in, annually, following move-out and when special inspections are required.
    • Interacts with tenants, participants, and landlords in a professional and courteous manner.
    • Serves as an expert in inspection standards including Housing Quality Standards, Uniform Physical Standards Codes, other HUD standards, LHA policies, and local housing code. Must pass HUD physical inspection for real estate certification exams during first six months of employment.
    • Evaluates a unit’s compliance with program inspection requirements, evaluates causes of defects, and uses computer systems to prepare written reports documenting findings. Distributes reports to landlords and staff.
    • Complete rent increase determinations and appraise the rent charged for units. Determines if rent is reasonable in the local market. Compiles written documentation and notifies tenant and landlord of findings.
    • Instructs landlords and tenants on how to comply with inspection standards.
    • Prepares damage reports and assesses charges on move-out inspections for LHA properties.

    Required Qualifications

    • High School graduate or GED equivalent required. Associate’s degree in a related trade desired.
    • Experience in building construction at journey or foreman level or knowledge of building code compliance, desired.
    • Good conflict resolution and customer service skills within a culturally diverse work environment.
    • Experience in rental real estate market, rental real estate values or similar background, desired.
    • Experience utilizing computer programs to communicate via e-mail, generate letters, batch mailings, and document information, desired.
    • Ability to maintain client confidentiality and keep confidential information secure.
    • Valid Nebraska Driver's License plus a dependable vehicle required.

    Additional Information

    • Starting pay is $22.26/hour.
