Building and Grounds Supervisor supervises and trains building and grounds maintenance staff. Oversees landscaping activities, the maintenance of sidewalks and parking areas, and the removal of trash and snow. Being a Building and Grounds Supervisor maintains and monitors the operation of all utility systems such as heating, ventilating and air conditioning. May be responsible for the housekeeping staff. Additionally, Building and Grounds Supervisor, a level I supervisor is considered a working supervisor with little authority for personnel actions. Requires a high school diploma or its equivalent. Typically reports to a manager or head of a unit/department. Working team member that may validate or coordinate the work of others on a support team. Suggests improvements to process, is a knowledge resource for other team members. Has no authority for staff actions. Generally has a minimum of 2 years experience as an individual contributor. SUMMARY
This position is primarily responsible for keeping our communities in the top-notch condition our residents have come to expect. As a member of the Maintenance staff this position to provide service to our residents by performing the following duties.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Core duties and responsibilities include the following. Other duties may be assigned. Inspects grounds daily to remove paper, cans, litter, cigarette butts and garbage.
Cleans hallways at porch areas.
Checks each building and stairway for dust and cob webs weekly. Cleans these areas as needed. Pressure-washes buildings as needed at least twice a year.
Inspects outdoor common areas for any issues along with playground equipment. Mows the grass, trims shrubs, weeds flower beds, and replaces pine straw as needed. Blows off porches, sidewalks and parking areas.
Sweeps and cleans exterior public areas.
Removes snow and ice from sidewalks and parking lots. Maintains and cleans all grounds equipment.
Assists with inventory control of all janitorial equipment and supplies.
Ensures compliance with all EPA and OSHA regulations relating to the storage and use of the same.
Reports to manager and/or maintenance supervisor any deficiencies, hazards or violations found while inspecting the grounds on a daily basis.
Assists lead maintenance and maintenance assistant on an “as needed” basis.

Must be punctual and timely in meeting all requirements of performance, including, but not limited to, attendance standards and work deadlines; beginning and ending assignments on time; and scheduled work breaks; where applicable.
