Building and Grounds Supervisor supervises and trains building and grounds maintenance staff. Oversees landscaping activities, the maintenance of sidewalks and parking areas, and the removal of trash and snow. Being a Building and Grounds Supervisor maintains and monitors the operation of all utility systems such as heating, ventilating and air conditioning. May be responsible for the housekeeping staff. Additionally, Building and Grounds Supervisor, a level I supervisor is considered a working supervisor with little authority for personnel actions. Requires a high school diploma or its equivalent. Typically reports to a manager or head of a unit/department. Working team member that may validate or coordinate the work of others on a support team. Suggests improvements to process, is a knowledge resource for other team members. Has no authority for staff actions. Generally has a minimum of 2 years experience as an individual contributor. MAJOR DUTIES
· Installs, maintains, and repairs town signage.
· Paints interior and exterior surfaces.
· Performs quality checks on HVAC, air conditioning, plumbing and electrical systems.
· Pressure washes sidewalks and other surfaces.
· Changes ballasts and light bulbs. Maintains lights interior & exterior, fixtures.
· Performs carpentry duties.
· Changes filters in HVAC units.
· Performs inventory on repair supplies.
· Prepares and maintains required logs, forms, and records of any work or inspections done on-premises.
· Cleans and maintains vehicles and equipment.
· Maintains assigned tools and equipment.
· Replaces and orders Town flags and banners.
· Assists in installing Christmas lights and decorations on trees and property.
· Repairs and installs new locks and maintains keys for facilities.
· Sets up repair appointments with mechanics or electricians when needed.
· Making and installing new furniture or equipment.
· Response to emergencies related to the facilities.
· Performs pick up and delivery of items or supplies from various vendors as needed.
· Trains staff, if applicable
· Performs related duties.
KNOWLEDGE REQUIRED BY THE POSITION
· Knowledge of grounds maintenance principles.
· Knowledge of facilities maintenance principles and practices.
· Knowledge of equipment maintenance and repair principles.
· Knowledge of computer systems and principals for work order communication.
· Skill in the use of hand and power tools.
· Skill in the use of grounds maintenance equipment.

PHYSICAL DEMANDS/ WORK ENVIRONMENT
· The work is typically performed while intermittently sitting, standing, stooping, bending, crouching or walking. The employee frequently lifts light and occasionally heavy objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, distinguishes between shades of color, and utilizes the sense of smell.
· The work is typically performed indoors and outdoors, occasionally in cold or inclement weather. The employee may be exposed to noise, dust, dirt, grease, and machinery with moving parts. Work requires the use of protective devices such as masks, goggles, gloves, etc.
MINIMUM QUALIFICATIONS
· Ability to read, write and perform mathematical calculations at a level commonly associated with the completion of high school or equivalent.
· Sufficient experience to understand the basic principles relevant to the major duties of the position, usually associated with the completion of an apprenticeship/internship or having had a similar position for one to two years.
· Sufficient knowledge in various building trades, including janitorial, electrical, plumbing, drywall, HVAC, and carpentry.
· Possession of or ability to readily obtain a valid driver’s license for the type of vehicle or equipment operated.
