POSITION SUMMARY : The Work Order Specialist is responsible for completing resident Service Requests. Each person at Renewing Management is responsible to perform all the duties of those below them.
ESSENTIAL DUTIES AND RESPONSIBILITIES : Complete Service Requests involving drywall, plumbing, electrical, and carpentryRespond to Emergency Service requests and property disasters (fires, floods, freezes, etc)Ensure Safety Protocol is being followed.
Grounds pick upCoordinate Special Projects as directedPerform an inspection of community grounds each morning and clear all snow, trash, and debris.
Perform turns (painting, cleaning, and maintenance) of all vacant units, as assigned.Complete all maintenance work orders within 48 hours of input into Entrata and make readies within 7 days of vacancyComplete preventative maintenance activities and assist in updating records of those activities.
Maintain records of maintenance performed in all units and at the site utilizing company system.Maintain all tools, equipment and replacement parts in working condition.
Provide service and maintenance for all common areas and amenities.Communicate openly with other team members regarding work priorities and the state of projects.
