    GENERAL SUMMARY:
    The Community Manager is responsible for the overall operations of the community of under 70 units including, but not limited to, monitoring financial and operational performance, resident relations, community aesthetics, and managing third-party service providers. This position ensures alignment with company expectations of service standards and meeting revenue and expense targets.

    JOB DESCRIPTION:


    PRIMARY DUTIES AND RESPONSIBILITIES
    •    Develop and manage all financials and revenue goals, including annual budgets, in accordance with financial key metrics
    •    Provide monthly analysis and explanation of variances
    •    Coordinate resident move-ins and move-outs, as well as, approve and execute all leases
    •    Enforce the terms and conditions of the lease, including court appearances/testimony as needed
    •    Negotiate/Manage/Facilitate service providers to ensure top quality work is performed in compliance with the contract and in a timely manner
    •    Proactively resolve resident requests and issues
    •    Ensure the highest level of customer experience and identify areas of opportunity
    •    Manage accounts receivable to ensure timely collection of rent by following company policy for non-payment, and provide monthly accounts receivable comments
    •    Ensure all legal paperwork and actions are in process by working independently or with legal or accounting departments
    •    Review and provide approval for vendor invoices; ensures all team approvals have been managed within their own established thresholds
    •    Prepare and present business plan results to senior leadership
    •    Prepare, review, and understand respective market area, which includes having knowledge of competitive properties, local business conditions, and any other conditions that have an impact on the operation of the properties
    •    Other duties as assigned






    SKILLS:
    •    Effective administrative, organizational and time management skills
    •    Professional image coupled with strong interpersonal communication skills (verbal & written) to interact effectively with prospects, residents, peers, and management
    •    Working Computer knowledge of Microsoft Word, Excel, Outlook, Yardi Voyager
    •    Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action
    •    Ability to effectively communicate with residents, vendors, and individuals across the organization
    •    Outstanding orientation for customer-service with the ability to stay calm when addressing resident concerns
    •    Ability to prioritize demands, organize time and resources to deliver solid and consistent results for the business and bring assignments to successful completion
    •    Punctuality and regular attendance as scheduled
    •    Ensure compliance with time management policies including meal and rest periods
    •    Ability to read and write English, speak and understand spoken English


    PHYSICAL ABILITIES AND WORK ENVIRONMENT
    •    The employee is required to use hands and fingers for writing and typing, handle or feel office tools or controls; and reach with hands and arms
    •    Specific vision abilities required by the job include close vision, distance vision (may be corrected), peripheral vision, depth perception, and ability to focus on task at hand
    •    Interruptions are frequent, and advance & impromptu deadlines require decision making
    •    Travel to and from offsite locations as needed
    •    Sits or stands at a computer / work desk as well stands and walks to other areas of the property throughout the day
    •    May stoop or crouch to access files, merchandise, or storage.
    •    Hearing and speech within normal ranges and sufficient for clear communication face to face and especially via the telephone
    •    Lift up to 20 pounds occasionally
    •    Exposed to noise levels typical of office environments
    •    Requires face-to-face discussions with individuals
    •    Requires occasionally dealing with unpleasant, angry, or discourteous people.

    SPECIAL POSITION REQUIREMENTS:
    •    Must Live on Property Site Location - Required to live on-site as a condition of employment for the convenience of the Company. Housing agreements will be provided with additional information and requirements
    •    Must have and maintain a valid California driver’s license, vehicle insurance coverage limits, and driving record in compliance with Company policy
    •    Ability to travel within and outside the county as needed


    QUALIFICATIONS:

    •    High School Diploma or equivalent required
    •    On-site living
    •    5 years of experience in multifamily industry
    •    Understanding of landlord tenant law to include Fair Housing Laws
    •    Must be flexible to work after-hours in emergency situations.
    •    Previous experience as Community/Resident Manager a plus
    •    California Real Estate Sales license recommended
    •    Bachelor’s degree strongly recommended
    •    Bilingual skills a plus
