Commercial Leasing Manager manages and directs the daily activities of the leasing operations department in accordance with organization policies and standards. Responsible for all leasing functions, which may include reviewing and negotiating lease transactions and agreements. Being a Commercial Leasing Manager oversees completion of all necessary paperwork and ensures proper customer service. Responsible for the productivity and budgetary performance of the leasing operations department. Additionally, Commercial Leasing Manager develops and implements polices and procedures to improve efficiency and profitability of the department. Monitors trends for competition in the marketplace. Requires a bachelor's degree. Typically reports to a senior manager or head of a unit/department. The Commercial Leasing Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. Extensive knowledge of department processes.     About the Position:

    The Property Manager is responsible for managing a 95-unit apartment community designed exclusively for low-income seniors, age 62 and above, or households with disability at any age. This property is located in Hibbing, MN. Experience in carrying out supervisory responsibilities in property management, ability to multi-task, has strong leadership skills, possesses excellent communication skills, exposure to Project-based Section 8 properties, as well as fair housing laws preferred.

    Responsibilities:

    • Initiative

      • Is a self-starter, and does not need significant oversight. Can work independently

      • Consistently strives to achieve all operational goals established for the building

      • Motivates staff by modeling good work ethic and attitude

      • Desires to take an active role in the career development of staff

      • Takes full ownership of job standards

    • Time Management & Organizational skills

      • Takes the time necessary to monitor staff, workflow, and quality of work

      • Delegation and ongoing supervision of staff and vendors

      • Ability to consistently organize the operation of the building to produce expected results.

    • Budgeting

      • Create, implement, revise and adhere to a budget

      • Rent collection and R4R management

      • Supervise financial and material resources

    • Leasing & Marketing

      • Keep the building occupied and ensure that all paperwork related to Move-in & Move-out is done correctly and on time

      • Application process and tenant selection

      • Enforcement of governing documents Initiative (Lease, House Rules, Pet Policy, Resident Selection Criteria)

    • HAP Compliance & Paperwork

      • Ensure the bldg. is in full compliance with the HAP contract (MOR audit) and all related paperwork is done correctly and on time

      • Tenant file management, including the Recertification process

      • EIV compliance

    Qualifications:

    • Section 8 property management experience preferred

    • Experience with Yardi is helpful

    • Computer literacy required

    • COS/LIHTC certificate preferred
