Commercial Leasing Manager manages and directs the daily activities of the leasing operations department in accordance with organization policies and standards. Responsible for all leasing functions, which may include reviewing and negotiating lease transactions and agreements. Being a Commercial Leasing Manager oversees completion of all necessary paperwork and ensures proper customer service. Responsible for the productivity and budgetary performance of the leasing operations department. Additionally, Commercial Leasing Manager develops and implements polices and procedures to improve efficiency and profitability of the department. Monitors trends for competition in the marketplace. Requires a bachelor's degree. Typically reports to a senior manager or head of a unit/department. The Commercial Leasing Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. Extensive knowledge of department processes. To be a Commercial Leasing Manager typically requires 5 years experience in the related area as an individual contributor. 1 to 3 years supervisory experience may be required.     The Towbes Group, Inc., a premier property management company for over 65 years, seeks a full-time, Leasing Consultant to support the team at Oceanwood Apartments, our 133-unit multi-family community located along the beautiful central coast in Lompoc, California.

    Oceanwood Apartments offers a great location close to shopping and restaurants, attractive amenities, fitness center, resort style pool with relaxing hot tub/spa, and pets are welcome!

    This position requires an individual who is sales and service driven, outgoing and assertive, and who exhibits professional communication and organizational skills. Our ideal candidate is an enthusiastic, energetic, polished, and engaging team player who is passionate about providing outstanding customer service.

    As the initial contact between the public and the company, the Leasing Consultant becomes “the face” of the community, establishing and maintaining good relations with current and prospective renters. If you enjoy a vibrant and exciting work environment - we want to meet you!

    POSITION RESPONSIBILITIES

    • Professionally presenting the community while demonstrating amenities and features
    • Administrative duties such as answering phones, responding to emails, and maintaining files and records
    • Assisting with the leasing process, including showing available units to prospective residents, processing rental applications, and preparing lease agreements
    • Inspecting market-ready units to ensure cleanliness
    • Assist in planning, preparation, and implementing community activities and events.
    • Participate in after hours emergency on-call rotation
    • Accounts receivables/payables
    • Keeping track of lease expirations and renewal notices
    • Shop competition in the preparation of advertising needs, as needed

    POSITION QUALIFICATIONS

    • Must be able to tour the community with clients, including walking the community and climbing stairs
    • Minimum of two (2) years in a hospitality, sales, customer service and/or marketing environment
    • Detail oriented and organized; ability to interact effectively with renters, residents, peers, and management
    • Computer literate in Microsoft Office Suite
    • Yardi Voyager or other property management software experience is a plus
    • Excellent verbal and written communication skills
    • Ability to comprehend, apply, and comply with all state and fair housing laws, company policies, and business procedures
    • Available to work weekends required

    The initial training period work schedule would be Monday through Friday, from 8:00 a.m. to 5:00 p.m. Thereafter, the Leasing Consultant regular work schedule is Tuesday through Saturday, from 9:00 a.m. to 6:00 p.m., however, it is subject to change based on staffing needs or community events at Oceanwood.
