The Leasing Manager is responsible for overseeing activities related to apartment rentals, move-ins, move-outs, and lease renewals. This role handles marketing and interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. The Leasing Manager provides a positive working environment, quality community living, and a high standard of operations to meet Avanti's objectives and marketing plans.

What You’ll Do…

• Complete lease forms or agreements and collect rental deposit. 
• Ensure “model” apartments and target apartments are ready for showing.
• Maintain work area and office in a clean and orderly manner to achieve the “curb appeal” of the community. 
• Possess a thorough knowledge of lease terms, specifications, and all community policies. 
• Be fully informed of current rental rates, sizes, locations, and all amenities of the community. 
• Maintain contact with all apartment locator services and local businesses to provide informational materials.
• “Shop” competitive properties and be aware of current market conditions. 
• Develop full knowledge of application information required, screening processes, and policies regarding rentals. 
• Conduct outreach marketing at least once per week. 
• Develop and maintain an ongoing resident retention program under the direction of the Community Manager. 
• Play an active role in the renewal process. 
• Maintain and update the Leasing and Property Handbook, Advertising Logbook, and all resident and community lease files.
• Process all required administrative forms, reports, and related information. 
• Report unusual or extraordinary circumstances regarding the community or residents. 
• Assist the Community Manager in collection of delinquent rents and other duties as assigned.

• Demonstrated knowledge of phone and email procedures and etiquette.
• Thrive in a fast-paced environment.

What You’ll Need to Qualify…

• High School Diploma or GED.
• 2 years of apartment leasing experience preferred.
• 2 years of Customer Service experience preferred.
• Proficient computer skills including knowledge of property management software preferably YARDI.

• Possession of valid driver’s license and up to date vehicle insurance OR reliable transportation.
• Pass criminal background screening prior to employment.
