Commodity Manager implements a commodity procurement and inventory strategy that supports a company's manufacturing supply chain. Manages the policies and processes to purchase raw materials required to process and manufacture products, conduct research, or enable other business activities. Being a Commodity Manager monitors and analyzes the commodities market, global economic conditions, and events to make informed purchase decisions. Identifies, evaluates, and monitors suppliers and develops relationships to provide reliable sourcing and ensure the quality and availability of required commodities. Additionally, Commodity Manager oversees bidding and contract negotiations to obtain the best pricing to meet commodity needs. Analyzes inventory levels, manufacturing schedules, and long-term business objectives to plan and manage purchases. Ensures compliance with all applicable regulations and standards governing the purchase and delivery of goods. Requires a bachelor's degree in business, supply chain management or equivalent. Typically reports to a director. The Commodity Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Essential Duties and Responsibilities
· Collaborates with Property Manager to ensure that budgets are followed and achieved, where possible.
· Meets or exceeds stated unit turnover timelines to ensure maximum occupancy levels.
· Ensures that company procurement standards are met.
· Collaborates with Property Manager to ensure that maintenance contracts meet or exceed the best possible quality and expense standards.
· Ensures that all Physical Product Practices (P3) of Operational Excellence are followed, monitored, and completed.
· Collaborates with Property Manager to ensure proper execution of the approved preventative maintenance schedule established for assigned property(ies).
· Implements and maintains environmentally responsible guidelines, as outlined by ownership.
· Ensures that on-call maintenance and emergency response is executed, as required.
· Ensures that positive, collaborative internal and external relationships are fostered and maintained and that requests are responded to in a timely manner.
· Ensures completion of necessary educational requirements.
· Ensures understanding and effective use of property maintenance and employment-related software, as necessary.
· Monitors and enforces guidelines as outlined in the Injury and Illness Prevention Plan.
· Maintains professional boundaries with all residents, employees, vendors, contractors, and external customers.
· Collaborates with Property Manager to ensure that resident concerns are appropriately addressed in a timely manner.
· Ensures the delivery of great customer service to residents.
· Maintains and updates the property crisis response plan. Responds appropriately during crisis situations.
· Follows and enforces all fair housing and local landlord and tenant laws and regulations.
· Participates in appropriate community and neighborhood meetings.
· Work outside normal business hours to respond to the needs of the property.
· Travel, as required.
· Maintain regular and punctual attendance.
· Comply with all company policies and procedures.

Minimum Qualifications of Position
· High school diploma or equivalent.
· Minimum of two (2) years in skilled maintenance work.
· Technical expertise in one or more building trades.
Preferred Qualifications of Position
· Technical certifications in related field.
Knowledge and Skills
· Comprehend and communicate in the English language, both orally and in writing.
· Perform basic math and understand measurement systems used in the trade.
· Read and interpret electrical, plumbing, and mechanical diagrams and blueprints.
· Ability to make working sketches.
· Ability to use maintenance, trade, and testing equipment and tools.
· Interpret and understand maintenance information generated from property management software reports.
· Basic computer skills.
· Define and solve problems.
