Construction Management Director oversees construction projects and operations to meet the organization's financial and growth objectives and fulfill client contractual requirements. Develops and implements quality, performance, and safety standards and procedures for operations. Being a Construction Management Director reviews and approves procurement of required material, equipment, subcontractors, and worker resources. Provides project updates and communicates with clients, contractors, governmental or regulatory officials, and other stakeholders. Additionally, Construction Management Director builds effective team capacity to plan and implement construction projects. Ensures all permits, licenses, or certifications required by regulatory authorities are obtained. Establishes and enforces safety protocols and procedures to provide safe job sites and minimize risk. Monitors costs and timelines and submits required progress reports to deliver projects on time and within budget. Implements best practice construction methods to improve efficiency, productivity, and project outcomes. Requires a bachelor's degree in construction management, engineering, or related field. Typically reports to senior management. The Construction Management Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Construction Management Director typically requires 3+ years of managerial experience.     Property Details:  28 buildings, 140-unit multifamily development providing affordable and market rate housing.

    Property Manager Objectives:

    •  Oversee and manage the financial and operational components of property.
    •  Achieve targeted resident satisfaction through customer service to attain greater resident retention.

    Essential Duties:

    •  Communicate operational and financial risks to Regional Manager and establish corrective action plans.
    •  Create positive and supportive environment for staff, residents, visitors, and property associates.
    •  Post and collect rent for property.
    •  Maintain occupancy, drive renewals, and overall resident satisfaction.
    •  Monitor delinquency.
    •  Ensure all property activity is recorded in Onesite software.
    •  Communicate and work closely with accounting for all property needs.
    •  Implement and monitor resident retention program.
    •  Train and mentor team members to ensure they understand policies, procedures and protocols to perform daily responsibilities.
    •  Investigate complaints, disturbances and violations and resolve problems following management rules and regulations.

    Requirements

    Essential Qualifications:

    •   Experience leading a team required.
    •  Comprehensive knowledge of HUD real estate market conditions and trends.
    •  At least 2 years of property management experience.
    •  Knowledge of computer software, specifically Microsoft Excel and Microsoft Word.
    •  OneSite software experience preferred.
    •  Excellent time management, organizational and written skills.
    •  Strong supervisory skills and ability to meet deadlines.
    •  Enthusiasm, good attitude, trustworthiness, personal integrity and honesty.
    •  Good human relation skills demonstrating the ability to deal with residents, peers and supervisors.
    •  Ability to work in fast-paced environment while remaining conscientious and adhering to policies and procedures.
    •  Must have valid driver’s license and pass criminal background check.
