Construction Management Director oversees construction projects and operations to meet the organization's financial and growth objectives and fulfill client contractual requirements. Develops and implements quality, performance, and safety standards and procedures for operations. Being a Construction Management Director reviews and approves procurement of required material, equipment, subcontractors, and worker resources. Provides project updates and communicates with clients, contractors, governmental or regulatory officials, and other stakeholders. Additionally, Construction Management Director builds effective team capacity to plan and implement construction projects. Ensures all permits, licenses, or certifications required by regulatory authorities are obtained. Establishes and enforces safety protocols and procedures to provide safe job sites and minimize risk. Monitors costs and timelines and submits required progress reports to deliver projects on time and within budget. Implements best practice construction methods to improve efficiency, productivity, and project outcomes. Requires a bachelor's degree in construction management, engineering, or related field. Typically reports to senior management. The Construction Management Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Construction Management Director typically requires 3+ years of managerial experience.     QUALIFICATIONS
    • Must perform necessary tasks within an active and changing environment to ensure project deadlines are met and teams are supported.
    • Must exhibit strong communication skills, both oral and written, to communicate effectively with various groups, including project management, senior management, superintendents, suppliers, customers and other key personnel.
    • Strong understanding of risk management / mitigation within contracts, certificates of insurance (COI), and safety.
    • Comfortable executing responsibilities promptly and efficiently, working either independently or within a team.
    • Strong organization and time management skills
    • Keen eye for process improvement and comfortable communicating that to leadership.
    • Degree in Business or related field.
      • 2 years experience in the construction environment preferred.
      • Strong understanding of contracts and legal language (legalese).
      • Broad based understanding of risk, and risk management.
    • Preferences:
      • Strong Microsoft Office skills
      • Experience with Construction Management Software (we use Procore)
      • Experience with Accounting Software (we use Jonas)
      • DocuSign administration experience
    • Salary will be based upon experience and education. Range is anticipated to be $65,000 to $80,000
    RESPONSIBILITES
    • Contracts Administration:
      • Responsible for Subcontract and Change Order, quality control, distribution, and follow-up.
      • Assist with generation and distribution of Owner Contracts (AIA) as needed to support project managers.
      • Work with project managers and senior management to review & negotiate mutually acceptable subcontract verbiage with subcontractor’s, as necessary.
      • Fully understand contract terminology and be able to effectively communicate legal issues in layman’s terms.
      • Track and manage outstanding contracts.
    • Risk Management:
      • Process all incoming Certificates of Insurances (COI’s) ensuring compliance and completion of documents.
      • Timely tracking of all COI’s – incoming, completed, pending, and expiring, ensuring expired COIs are replaced when due.
      • Communicate any issues with new COIs to project managers and subcontractors, ultimately resolving any outstanding issues or variances.
      • Distribution of COIs to applicable parties.
    • Safety:
      • Manage and execute mandatory and random drug testing policy to ensure compliance with testing requirements.
      • Deliver timely notifications of random tests to staff with proper paperwork and instructions.
      • Tracking of all tests and results in confidential system, communicating any issue with management where appropriate.
