    Position Overview

    The ideal candidate for this position has at least three years of superintendent experience with buildings in the $5-10 Million range, and five years of increasingly responsible construction management experience with supervisory/leadership responsibilities. A high school diploma or equivalent is required. He or she has a valid and unrestricted driver's license, the appropriate math skills (calculations, geometry, etc.), and follows and enforces established safety rules and regulations to maintain a safe and clean environment. In addition, he or she has strong organizational, computer, and interpersonal skills. Fluent English speaking and writing skills, good time management skills, and professional dress, speech, and behavior is all required for this position.

    Responsibilities

    • Strong background in construction and building fundamentals.
    • Manage projects through all phases; conception to completion.
    • Identify, contact and screen subcontractors and suppliers to bid on current projects.
    • Ability to read, dissect and refine project documents and plans.
    • Work with the assigned architect to clarify the scope of work, details and responsibilities for each trade.
    • Draft, assemble and distribute bidding materials.
    • Improving construction methods.
    • Building a strong client relationship as well as maintaining a positive relationship with subcontractors and suppliers.
    • Develop and maintain schedules for multiple projects.
    • Evaluate bids and resolve all budget variances.
    • Negotiate terms of agreements in addition to drafting and issuing contracts.
    • Reconcile vendor, client, and subcontractor invoicing discrepancies.
    • Obtain the required permits and licenses for each job.
    • Coordinate with municipal inspectors, utility companies and material testing engineers as needed and/or required.
    • Review work progress on a daily basis to ensure project timelines.
    • Conduct status meetings with subcontractors and suppliers.
    • Assume responsibility for overall project quality control, while maintaining strict adherence to the budgetary guidelines.
    • Promote job site safety and a clean and productive work environment.
    • Review and approve subcontractor payment requests, manage change orders, and create monthly applications for payment.
    • Manage closeout documents and requirements, and obtain any necessary licenses and occupancy permits.
    • Ability to change direction and handle multiple responsibilities and tasks on a regular basis.
    • Team attitude; cooperate with others with exceptional interpersonal communication skills.
    • Ability to work with personnel at all levels of the organization.
    • Effectively communicate your thoughts clearly and concisely to ensure full comprehension of expectations.
    • Proactively lead the team to continuously improve processes and procedures.
    • Adhere to company policies, procedures, and ethics codes.

    Minimum Requirements

    • Must have high school diploma or equivalent
    • Must have a minimum of 3 years experience as a site superintendent and 5 years experience working in construction
    • Ability of being dependable and trustworthy
    • Ability to manage time and be accurate at all times
    • Ability to work under pressure in a highly productive and competitive environment
    • Ability to see the “big picture” on each individual project
    • Must be proficient in Microsoft Office (Word, Excel and Outlook), and related spreadsheet and database software
    • Knowledge of Procore software is a plus

    Job Type: Full-time

    Pay: $67,000.00 - $81,000.00 per year
