Corporate Construction Manager oversees construction projects and operations to meet the organization's financial and growth objectives and fulfill client contractual requirements. Follows established quality, performance, and safety standards and procedures for operations. Being a Corporate Construction Manager reviews and approves procurement of required material, equipment, subcontractors, and worker resources. Provides project updates and communicates with clients, contractors, governmental or regulatory officials, and other stakeholders. Additionally, Corporate Construction Manager builds effective team capacity to plan and implement construction projects. Ensures all permits, licenses, or certifications required by regulatory authorities are obtained. Establishes and enforces safety protocols and procedures to provide safe job sites and minimize risk. Monitors costs and timelines and submits required progress reports to deliver projects on time and within budget. Implements best practice construction methods to improve efficiency, productivity, and project outcomes. Requires a bachelor's degree in construction management, engineering, or related field. Typically reports to senior management. The Corporate Construction Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Corporate Construction Manager typically requires 5 years experience in the related area as an individual contributor. 1-3 years supervisory experience may be required.     Stoneleaf Construction, LLC (“Stoneleaf”) is looking for an experienced Project manager to manage, supervise and oversee all site work in order to achieve project and company goals. The project manager’s main objective is to plan, budget, oversee and document all aspects of the specific infrastructure job the manager is overseeing.


    Primary Duties and Responsibilities
    ✓ Collaborate with engineers, architects, etc. to determine the specifications of the project;
    ✓ Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations;
    ✓ Obtain permits and licenses from appropriate authorities;
    ✓ Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
    ✓ Evaluate progress and prepare detailed reports;
    ✓ Ensure adherence to all health and safety standards and report issues;
    ✓ Thorough experience and understanding of the infrastructure and site work construction industry from site work through finishes;
    ✓ Professional interaction with other company departments including development; infrastructure, sales, and operations;
    ✓ Proficiency with blueprint reading and mechanical drawings;
    ✓ Request RFI’s, Submittals & Maintain logs for SK’s
    ✓ Ability to perform quantity take-offs, measuring, and provide material lists;
    ✓ Thorough understanding of all construction trades and practices;
    ✓ Communication with trades and subcontractors;
    ✓ Ability to write and/or review and revise Trade Scopes of Work as needed;
    ✓ Proficiency in verbal and written communications, ability to use Microsoft Word & Excel;
    ✓ Proficiency in Timberline Construction and Estimating Software;
    ✓ Master scheduling ability of procurement and trades to optimize adherence to project Production Schedule goals;
    ✓ Work with Scheduler to prepare new schedules and update existing schedules;
    ✓ Ability to prepare estimates and schedules for Single Family Homes, Condominium Buildings, Townhomes, and Amenity Buildings;
    ✓ Run Project Meetings and follow up on required tasks;
    ✓ Maintain and Oversee Quality Control;
    ✓ Review and approve Subcontractor and Vendor invoices;
    ✓ Assist with preparation of client billing as needed;
    ✓ Establishing, maintaining, conducting, and reviewing detailed procedures for the submittal, review, coordination, approval, and distribution of shop drawings, samples, etc.
    ✓ Establishing and maintaining all project engineering files relating to subcontract and bid package records, plans, specifications, changes, clarifications, and as-built documents;
    ✓ Interface with municipal agencies as needed to maintain positive relations in support of project needs;
    ✓ Expediting vendor estimates and proposals and preparing appropriate company estimates and proposals together with any change orders to be submitted to Architects, Agents, and/or Owners for approval;
    ✓ Use of personal vehicle to get to project sites;
    ✓ Oversee Superintendents daily activities, job logs, and job updates;
    ✓ Coordinate photography with Superintendents, and ensure uploaded weekly onto server;
    ✓ Deliver high-quality homes with zero defects at closing;
    ✓ Coordinate punch list with Superintendents by trade for projects;
    ✓ Recruit and train qualified personnel, trades, and vendors;
    ✓ OSHA 10 Certification(s) (minimum)
    ✓ Adhere to project safety requirements;

    ✓ Understanding that “Time is of the essence”;
    ✓ Value Engineering;
    ✓ Cost controls;
    ✓ Other assignments as needed by Stoneleaf Construction LLC


    Qualifications, Skills, and Experience
    ✓ 3-5 years proven experience as a construction project manager or related field
    ✓ Must possess financial analysis skills, be proficient with large-scale budgeting, complex scheduling, and have effective negotiating skills.
    ✓ A team player with leadership abilities
    ✓ Excellent organizational and time-management software.
    ✓ Experience with the marketing and sales of resort residential real estate.
    ✓ Knowledge and experience with entitlement process.
    ✓ Proven success and passion for building and sustaining strong relationships with team members, partners, consultants, community stakeholders, and governmental authorities.
    ✓ Effective communication skills, both written and oral.
    ✓ Microsoft Outlook, Microsoft Excel, Microsoft Word, Microsoft PowerPoint, Microsoft Project, and Timberline experience desirable.
