Corporate Construction Manager oversees construction projects and operations to meet the organization's financial and growth objectives and fulfill client contractual requirements. Follows established quality, performance, and safety standards and procedures for operations. Being a Corporate Construction Manager reviews and approves procurement of required material, equipment, subcontractors, and worker resources. Provides project updates and communicates with clients, contractors, governmental or regulatory officials, and other stakeholders. Additionally, Corporate Construction Manager builds effective team capacity to plan and implement construction projects. Ensures all permits, licenses, or certifications required by regulatory authorities are obtained. Establishes and enforces safety protocols and procedures to provide safe job sites and minimize risk. Monitors costs and timelines and submits required progress reports to deliver projects on time and within budget. Implements best practice construction methods to improve efficiency, productivity, and project outcomes. Requires a bachelor's degree in construction management, engineering, or related field. Typically reports to senior management. The Corporate Construction Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Corporate Construction Manager typically requires 5 years experience in the related area as an individual contributor. 1-3 years supervisory experience may be required.     DUTIES & RESPONSIBLITIES

    Core Duties

    • Responsible for all aspects of project management by planning, organizing, scheduling, and monitoring all work activities.
    • Coordinate with trade superintendents, subcontractors, and suppliers to ensure project milestones are met.
    • Perform day-to-day activities such as scheduling, subcontractor coordination, safety implementation & documentation, quality control oversight, cost controls, resource coordination, and material procurement.
    • Create and maintain effective relationship with client and design team.
    • Report to Senior Project Manager on a weekly basis.

    Pre-Construction Duties

    • Review initial project scope and work with Estimating Staff to develop a preliminary Opinion of Cost.
    • Evaluate preliminary design documents in order to recommend cost effective building systems, provide cost information for selected materials, complete constructability analysis, and evaluate project site and civil requirements.
    • Attend design meetings as needed and prepare meeting minutes.
    • Create project schedule to ensure design & pricing timelines are being achieved.
    • Assist Estimating staff with applicable pricing exercises at critical design milestones (SD, DD, CD).
    • Review construction documents to insure compliance with Owner’s programming requirements.
    • Coordinate the submittal of Construction Documents to be used for permitting purposes.

    Project Documentation

    • Read and understand project documents effectively.
    • Coordinate shop drawings with project documents and identify any discrepancies.
    • Bring attention to questions using “Request for Information” forms and direct through the appropriate lines of communication to determine an answer.
    • Maintain current set of construction documents.
    • Prepare Meeting Minutes for all progress meetings.

    Coordination & Scheduling

    • Update the overall project schedule and distribute to all members of the project team.
    • Coordinate effectively and efficiently with CE employees, subcontractors, and suppliers.
    • Assemble a “3 Week Look Ahead” schedule to help coordinate material deliveries and subcontractor requirements.
    • Schedule subcontractors at least three weeks prior to when they are expected to begin work on site.
    • Report any project delays to Senior Project Manager.
    • Provide information and interpretation of drawings, specifications, and submittals for subcontractors. Construction Administration
    • Submit monthly application for payment to the Owner.
    • Negotiate and award contracts/purchase orders to respective subcontractors/material suppliers.
    • Obtain shop drawings from all subcontractors/suppliers. Complete review and submittal approval process.
    • Establish and maintain Submittal Log, RFI Log, and Drawing Log. Coordinate all changes and responses with Field Project Manager/Site Superintendent, subcontractors and material suppliers.
    • Identify and assist with resolving problems that may affect overall project delivery (budget, safety, quality, schedule, etc).
    • Manage and resolve conflicts such as: failure of subcontractors to perform; failure of materials to arrive; contract disputes; and trade conflicts.
    • Interface with Field Project Manager/Site Superintendent to: maintain an open line of communication and reporting; monitor job progress; evaluate subcontractor performance; coordinate field operations; etc.

    Cost Control

    • Establish and maintain job cost control, which will be reported monthly.
    • Budget, manage, and forecast the following: craft labor, equipment, materials, small tools, consumables, and general condition items.
    • Maintain Change Order Log, identifying items and their resolutions.
    • Review General Conditions cost on a monthly basis.
    • Review subcontractors’ applications for payment based on percent complete and approve or adjust.
    • Approve material and subcontract invoices for payment.
    • Monitor workforce production and provide solutions for improvement.
    • Identify opportunities for performance & schedule improvement.

    Project Close-Out

    • Schedule Owner Training sessions.
    • Create an O&M Manual as required by the contract specifications.
    • Collect As-Built drawings from CE field office, mechanical and electrical subcontractors and assemble into a complete set for submittal to the Owner as required by the contract specifications.
    • Coordinate with local building inspector & fire marshal to obtain the Certificate of Occupancy.
    • Establish and maintain all warranties and guarantees.
    • Ensure punch list items are completed in a timely manner.

    Safety Enforcement

    • Coordinate with Company Safety Director as required to maintain a safe, healthy, and accident-free work environment.
    • Maintain a safe working environment by enforcing safety standards and regulations (i.e. CE’s Safety Management Program, OSHA regulations, etc).
    • Identify, correct, and document safety deficiencies immediately.
    • Provide written documentation to maintain accountability of company employees and subcontractors.

    Quality Control

    • Thoroughly review all drawings, specifications, subcontracts, shop drawings, and submittals before each work activity begins.
    • Create “Preparatory Planning Worksheets” for each phase of work and attend preparatory meetings with the Field Project Manager/Site Superintendent, subcontractors and trade superintendents to review all aspects of their work activities prior to starting on-site.
    • Document any deficient items and develop a plan to track the correction of the deficiencies so they are resolved in a timely manner.
    • Establish a final punchlist and coordinate completion with subcontractors.
    • Ensure the project is built in accordance with the contract documents.

    QUALIFICATIONS

    • Two or four year degree with 5 years construction experience -or- 10 years of commercial construction experience
    • Excellent communication and customer service skills
    • Superior problem solving abilities
    • Strong relationship management skills and the ability to effectively work with all levels of the organization
    • Strong leadership and organization skills with the ability to manage multiple tasks in a fast paced, deadline driven environment
    • Ability to prioritize, take ownership of tasks, and exhibit a high level of initiative and follow-through
    • Ability to function both independently and as a member of a team
    • Proficient with MS Word, MS Excel, and MS Outlook
    • Knowledge of Adobe Acrobat and Primavera SureTrak is preferred
    • Knowledge of Sage Timberline is beneficial
    • Valid driver’s license required
