Development Coordinator identifies potential donors and evaluates their interests and capacity to give to the organization. Preconstruction Coordinator

  • Position Description: J4 Development is currently seeking a Preconstruction Coordinator with experience in pre-construction
    activities for multi-family residential, commercial, educational and tenant construction projects.

    The Preconstruction Coordinator will assist the Director of Preconstruction with preparing detailed
    proposals in accordance with the scope of work, performing quantity take-offs, determining manpower,
    equipment requirements, material items and assist in procuring proposals from material suppliers and
    subcontractors.

    This is a position that will require site visits with approximately 25% travel. This person will work within
    the preconstruction team and will be responsible for walking and writing scopes of all levels for multifamily, commercial, and educational projects as well as gathering any and all bids for projects.

    Essential Duties & Responsibilities:
    Attend pre-bid walk thru.
    Review subcontractor/vendor estimates for accuracy, uniformity, and completeness, including
    inclusions, exclusions and bid information. Conduct bid levelling.
    Prepare and submit client pre-bid requests for information/requests for clarification.
    Coordinate and review all drawings and details while identifying critical details and notes that may
    impact the project.
    Reconcile drawing revisions back to previous set.
    Accumulate, evaluate, update and document historical cost data for the development of future
    estimates.
    Maintain a vendor, subcontractor database for bid solicitation.
    Develop scopes of work for the sub-contractor bidding process
    Participate in pre-construction meetings to assist project team in understanding job specific
    challenges and risks.

    Skills, Knowledge & Abilities:
    Excellent verbal and written communication skills.
    Proactive approach to estimating.
    Superb technical knowledge of subcontractor trades
    Ability to work on multiple projects and tasks at one time, work independently as well as a team.
    Excellent time management and organizational skills with the ability to multi-task.
    Excellent follow through, accountability and strong attention to detail and great organizational
    skills.
    Must be familiar with blueprint reading, interpretation and scope listing.
    Require the ability to determine and evaluate all required work by division during project bidding
    and job walk.
    Must be familiar with construction means and methods.
    Strong communication skills and ability to build long term relationships with vendors and subcontractors.
    Eager and ready to learn from the team and from fellow colleagues.

    Technical Skills:
    Knowledge of and experience with Microsoft Office Suite required.
    Experience with ProCore and/or Plan Swift, Bluebeam and other estimating software preferred.
    Experience with Sage Intact or other accounting software preferred.
    A general ambition for streamlining redundant processes and procedures using well established
    project management planning.

    Qualifications:
    Bachelors degree in Construction Science or Construction Management preferred.
    Ability to travel as needed.
    Previous estimating or preconstruction experience preferred
