    POSITION DESCRIPTION

    The Property Coordinator will also play a bookkeeper position. It combines responsibilities like leasing rental properties, handling permitting and contractors, collaborating on remodels, and providing company bookkeeping and financial tracking (with 3rd party CPA accountant guidance), but also introduces a rare opportunity to grow in real estate investment knowledge. This position would involve closely working with commercial property managers, performing property leasing functions and serving as the primary point of contact for tenants, property neighbors and vendors. This dynamic position requires the ability to anticipate next steps, think critically, and offer solutions to unforeseen problems with a high level of professionalism and confidentiality.

    This individual will be collaborating closely with ownership everyday. This individual is a flexible, motivated, self-starter who works well under pressure, can multi-task, and prioritize projects and tasks at-hand. Communication, phone calls and quick responses is essential in a face-paced industry like real estate investment and management.

    ESSENTIAL DUTIES AND RESPONSIBILITIES

    Oversee and support administrative processes in the office, including:

    • Maintaining books for multiple projects/entities on Quickbooks Online (with third party CPA support)
    • Accounts payable and receivable with financial institutions
    • Assist in monthly financial reports alongside accounting consultants and property managers
    • Engage with key stakeholders, including banks, lenders, accountants, and vendors

    Coordinate and Manage property leasing and development, including:

    • Provide administrative support for Project Managers and daily tasks
    • Compile and organize project updates, details and schedules in a reportable format
    • Engage with key stakeholders, including Developers and General Contractors, for project support, project reporting and related tasks
    • Experience in a property/construction management setting
    • Ability to work independently while maintaining all deadlines and critical date obligations
    • Effective time management and organization skills
    • Effective and professional communication skills
    • Demonstrated ability to establish processes, workflows, standard procedures
    • Self-starter that is able to identify opportunities and drive solutions
    • Comfortable operating in an extremely fast-paced environment
    • Travel to property visits occasionally a month

    QUALIFICATIONS AND EXPERIENCE

    Successful candidates will possess the following qualifications:

    • Strong written and verbal communication skills. Ability to communicate effectively with tenants, contractors and team members
    • Ability to organize and create working processes in fast paced, highly fluid environments
    • Good attention to detail and problem solving abilities
    • Knowledge of cash and accrual basis accounting
    • Proficiency in Microsoft Office programs
    • Strong understanding of Microsoft Excel
    • Experience in Intuit Quickbooks Online
    • Work Location: One location in Kirkland
    • Work Remotely: Occasionally if not needed in office

    PREFERRED QUALIFICATIONS

    • 1 years experience in the project, construction, or real estate management
    • 1 years experience or strong interest in bookkeeping management
    • Familiar with government property GIS, Permitting, pubic records systems
    • Familiar with the Puget Sound region
    • Comfortable with traveling for occasional property visits
    • Able to communicate with tenants off-hours if needed
