Development Director manages an organization's fundraising strategies, campaigns, capital development initiatives, and operations to support the overall organizational development and revenue objectives. Implements donor stewardship programs to identify, develop, retain, and nurture a portfolio of individual and institutional donors. Being a Development Director works to develop potential corporate or governmental partnerships and grant funding opportunities. Creates collaborative coordination between staff and internal stakeholders to plan events and communications to increase donor engagement. Additionally, Development Director uses technology to manage and monitor donor information and produce data-driven measurement and reporting of the progress of fundraising goals. Requires a bachelor's degree. Typically reports to a director. The Development Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Development Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.     Job Description

    The Director of Real Estate Development will oversee an expanding and dynamic portfolio of over one million square feet of leased properties and leases for a locally owned Real Estate Development and Holding Company. The Director must ensure accurate, timely and detailed lease administration.

    Responsibilities:
    • Direct and manage a team that may include Property Managers and/or Leasing Agents.
    • Property Management duties, including oversight, development, and maintenance of all properties. This is to ensure that properties are well-maintained and meet relevant local codes. (This will include oversight of Architects and Builders.)
    • Because the leases are within the Triad area, the Director will travel among the various properties to assess overall condition and any specific issues.
    • Lease administration, including the tracking of key dates for lease renewals and the identification of locations where outstanding issues require follow-up.
    • Responsible for procuring new properties for investment and leasing.
    • Review and approve all landlord lease documents that have been entered into the lease administration system as well as all financial reporting of prepaid and accrued rent, CAM, and taxes.
    • Ensure all rent, CAM and property tax payments are made in accordance with lease terms.
    • Review and approve invoices including utility charges, miscellaneous repairs & maintenance.
    • Provide timely reports to CEO and President of Peters Development
    • Dispute resolution with tenants such as rent, CAM or property tax charges.
    • Review draft lease agreement sections pertaining to all applicable charges.
    • Provide rental information to facilitate preparation of annual budgets.
    • Will assume banking relationships to maintain and further the real estate portfolio.
    Qualifications:
    • Bachelor’s degree required and master’s and law degree preferred.
    • Must have legal knowledge of executive leases.
    • Must have a NC Commercial Real Estate License.
    • A minimum of 10 years of continuous administrative, property management, lease administration and/or Real Estate experience.
    • The position requires someone that is self-motivated, detail driven, dependable, trustworthy, and conscientious.
    • Excellent verbal and communication skills.
    • Confidentiality, discretion, and good judgement are expected.
    • Proficient in Microsoft Office (Excel, Word, Outlook, etc.)
    • Ability to independently perform multiple tasks with conflicting and constantly changing deadlines.
    • Analytical and prioritization skills with attention to detail.
    • Must be able to work some evenings and weekends to show and evaluate properties.
