Development Director manages an organization's fundraising strategies, campaigns, capital development initiatives, and operations to support the overall organizational development and revenue objectives. Implements donor stewardship programs to identify, develop, retain, and nurture a portfolio of individual and institutional donors. Being a Development Director works to develop potential corporate or governmental partnerships and grant funding opportunities. Creates collaborative coordination between staff and internal stakeholders to plan events and communications to increase donor engagement. Additionally, Development Director uses technology to manage and monitor donor information and produce data-driven measurement and reporting of the progress of fundraising goals. Requires a bachelor's degree. Typically reports to a director. The Development Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Development Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.     We are looking for an experienced construction leader to help bring this dream to life as we continue to grow across our international locations.  This position will be responsible for the pre-development stages of the company’s real estate projects and manage, develop and implement project budgets and project controls.

    This position will report to: Senior Vice President of Development and Controls

    Location: Miami, Fl

    Duties/Responsibilities:

    • Act in a leadership capacity for the company for all pre-development project budgeting, cost and controls matters.
    • Work closely with project team members including Project Managers, Design Managers, and third-party consultants to manage the pre-development stages of the companies projects.
    • Establish robust and accurate development budgets covering all aspects of a project including construction costs, soft costs and Owner direct costs. Manage the budgets from project inception through completion providing regular updates to senior management.
    • Implement established project controls and operating policies that identify, monitor, and mitigate risk factors that could impact the success of a project.
    • Create standard methods for project estimating, procurement, work breakdown and scope, contract management, reporting and other project related processes.
    • Provide direct oversight and leadership of project reporting on schedule, risk management, budget management & Estimated Final Cost.
    • Prepare monthly summary reports across all projects for review by senior management.
    • Manage the construction finance software and ensure it is used and updated in line with company policy.
    • Attend regular meetings and calls with the project management and construction teams.
    • Capture project data and lessons learned for use on future company projects.

     

    Required Skills/Abilities:

    • Strong reporting and presentation skills
    • Strong organizational and time management skills.
    • Excellent communication and negotiation skills.
    • Proficiency in Microsoft Office Suite ( Excel, PowerPoint, Word, Outlook, SharePoint)
    • Proficiency in project finance software

     

    Education and Experience:

    • Minimum 10 years’ post graduate experience in the field of Real Estate Development, Project Controls, Quantity Surveying or Commercial management.
    • Bachelors Degree or higher in a related field
