ERP Project Manager manages the programming and configuration functions to support the implementation of the organization's Enterprise Resource Planning (ERP) applications. Plans and designs new ERP modules and system upgrades by defining scopes, setting deadlines, coordinating workflow, and monitoring progress. Being an ERP Project Manager implements policies and procedures to guide ERP system programming and ensure the optimal function of ERP applications to support business goals. Monitors system performance metrics to ensure the reliability, security, and integration of data and recommends improvements or modifications. Additionally, ERP Project Manager coordinates with adjacent departments to understand business needs and future requirements. Requires a bachelor's degree. Typically reports to a director. The ERP Project Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be an ERP Project Manager typically requires 5 years experience in the related area as an individual contributor. 1-3 years supervisory experience may be required.     The project manager is responsible for managing residential and commercial development projects through all phases of development, including preconstruction, closing, construction, and post-construction.

    Essential Duties and Responsibilities

    • Prepare funding applications for development and operating subsidies, including low-income housing tax credits (LIHTC), to but not limited to the Pennsylvania Housing Finance Agency, the City of Philadelphia, the Philadelphia Housing Authority and Federal Home Loan Banks.
    • Prepare, manage and monitor project schedules and budgets.
    • Conduct feasibility analyses and due diligence for prospective projects.
    • Issue requests for proposals (RFPs) for real estate development services, including, but not limited to architectural, legal, civil engineering, survey, geotechnical, structural, environmental, energy consulting, capital needs assessment, market study, appraisal and commissioning services; review proposals.
    • Manage real estate development contracts.
    • Participate as member of project financial closing teams.
    • Participate in construction progress meetings and processing of construction requisitions and reporting to project funders.
    • Participate in building turnovers and project closeouts.
    • Prepare required submissions to project funders and assist with compliance monitoring.

    Education and Experience Minimum Requirements:

    Minimum Education and Experience:

    • BA or BS degree and five years real estate, project management or property management related experience; or an MA or MS and four years of related experience.
    • Knowledge of real estate development programs and finance.
    • Proficiency in Outlook and Microsoft Office Products (Word, Excel, PowerPoint and Project).

    Preferred Experience:

    • Experience working for an organization serving persons who have experienced homelessness.
    • Experience working in low and moderate income and urban communities.
    • Experience with low-income housing tax credit and other affordable housing funding programs

    Core Skills:

    • Ability to work collaboratively with public agencies, funders and development team members.
    • Exceptional organizational skills, ability to manage multiple projects at once while meeting critical deadlines; ability to prioritize tasks.
    • Flexibility; ability to think and work independently.
    • Excellent verbal and written communication skills.
    • Excellent interpersonal skills to work collaboratively with all levels of staff and across all departments and locations.

    Physical requirements:

    • Sedentary work that primarily involves sitting and standing.
    • Travel to and from prospective and actual development sites.
    • Site visits to construction sites may involve exposure to noise, dust, construction debris and construction related activities.
