Employee Relocation Manager manages the employee relocation process, which may include but is not limited to sale of current residence, lease cancellation, home purchase or rental, realtor selection, mortgage assistance, and movement of household goods. Establishes, implements, and maintains policies and practices for assisting employees and their families as they relocate. Being an Employee Relocation Manager works to minimize relocation costs and disruption of work for the employee and the organization. Approves relocation budgets and plans and the disbursement of funds. Additionally, Employee Relocation Manager typically requires a bachelor's degree. Typically reports to a head of a unit/department. The Employee Relocation Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be an Employee Relocation Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required. Real Estate Portfolio Manager - Relocation to Chesapeake, VA

  • Manage the real estate function of the company s portfolio of existing stores in a given territory. &Responsibilities include lease negotiations, dispositions, and the contractual side of lease renewal, including ensuring key dates are addressed and resolved in a timely and beneficial manner.

    Minimum Requirements/Qualifications:

    • Direct knowledge of commercial (retail) real estate is highly desired
    • Able to negotiate with landlords with respect to lease clauses and rent reductions
    • Able to think strategically to tie multiple issues together
    • A minimum of five years of corporate real estate experience and/or thorough knowledge of Real Estate law and transactions.
    • Strong communication, both written and verbal.
    • Proficient with Excel and other systems necessary to carry out day-to-day duties
    • Excellent organizational skills and ability to multi-task.
    • Ability to travel 15% of the time.

    Responsibilities
    Principal Duties and Responsibilities:

    • Present for approval the best or most advantageous terms on a given actionable event.
    • Negotiate and/or renegotiate improved or advantageous economics and other lease terms
    • Resolve business issues of the Lease.
    • Assist the Director of Portfolio Management with day-to-day negotiations for business issues of the lease or key date issues.
    • Gather feedback from Real Estate Managers, Operations, Property Management, and other departments to assist with decisions.
    • Maintain a project file identifying all approvals, achievements, and cost-saving analyses.
    • Prepare periodic management reports showing cost savings and measurement statistics.
    • Prepare lease analysis for review of cost-saving opportunities.
    • Ensure formal procedures for store closing decisions and notification processes are followed.
    • Assist in managing the process for reviewing and addressing poor-performing stores (Bottom 100)
    • Work with the Leasing team to leverage new deals and relocations or expansions with key dates, and help them prioritize and focus their time with respect to key dates.
    • Meet with landlords to review portfolios and address lease/rent issues
    • Build relationships with landlords and other retailers
    • Monitor lease notification dates through the use of a real estate database.

    Requirements
    Maximum of 2 years of commercial real estate experience
