Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments. Facilities Maintenance

  • JOB SUMMARY: Responsible for thecleaning, maintenance, repair, grounds keeping and general aesthetics of the RurAL CAP Affordable Housing (RCAH) properties.

    ESSENTIAL FUNCTIONS, DUTIES AND RESPONSIBILITIES:

    • Performs routine mechanical, electrical, plumbing, carpentry and building maintenance and repairs under the supervision of a lead maintenance technician.
    • Prepares units for occupancy per HQS standards, after move outs.
    • Performs varied inspections of apartments.
    • Performs general lawn maintenance to enhance the appearance of the properties.
    • Keeps building walkways clear of snow, ice and other safety hazards to ensure tenant safety.
    • Performs routine custodial and janitorial tasks as scheduled.
    • Develops and maintains a list of community resources for professional building repairs and services and notify RCAH Manager when repairs require professional service providers.
    • Coordinates removal of non-working or abandoned vehicles per managers work orders, when assigned.
    • Maintains an organized inventory of materials, tools, equipment and supplies.

    OTHER RESPONSIBILITIES:

    • Inputs data into the Landlord Management System to provide efficient tracking of information related to property maintenance and repairs.
    • Performs other duties as assigned.

    POSITION TYPE/EXPECTED HOURS OF WORK:
    This is a full-time position, temporary position. Days and hours of work are Monday through Friday, 8 a.m. to 5 p.m. or hours vary with location. Occasional evening and weekend work may be required as job duties demand.

    TRAVEL:
    Travel is primarily local during the business day, although some out-of-area and overnight travel may be expected.

    EMPLOYMENT REQUIREMENTS AND REQUIRED EDUCATION:

    • Must be at least 18 years of age.
    • High School Diploma or GED and six (6) months experience general maintenance and repairs of multiple dwelling rental property facilities.
    • State and federal background checks, including fingerprints, may be required.
    • Successfully complete and maintain first-aid training within 60 days of hire at employee’s expense.
    • Basic knowledge of heating, carpentry, plumbing, pest control, electricity, painting and other finish work.
    • Skilled in operation of equipment related to custodial and maintenance work.
    • Responsible work ethic with reliable attendance.
    • Proven ability and willingness to be self-directed in problem solving and decision-making and perform basic assignment with little or no direct supervision while also working effectively as a team member.
    • Demonstrated basic level of computer skills necessary in order to use and create documents and reports, spreadsheets, workshop materials and slide presentations, and to enter data into intricate database programs and proficient use of Microsoft Word, Excel, PowerPoint, Publisher, and Outlook.
    • Must keep all matters concerning participants in strictest confidence as required by HIPAA privacy and the 42 CFR, Part II confidentiality regulations.
    • Must be able to provide own transportation to meet work schedule requirements.
    • Must have a valid driver’s License and maintain a valid driver’s license throughout the course of employment. Must provide a copy of current driving record from the Department of Motor Vehicles annually.
    • Must have an insured vehicle, present proof of insurance, and maintain proof of insurance throughout the course of employment.
    • Agency recommends Hepatitis A & B vaccination, annual TB screening and physical as part of employee’s personal wellness plan (Recommendation – Not a requirement of this position).

    PREFERRED EDUCATION AND EXPERIENCE:

    • AA or certification in building construction, renovation, facility maintenance or related field plus one year experience.
