Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.     Monday - Friday 8AM-4:30PM, on call 24/7

    Location

    Reports to Flat Rock, NC; travels to and responsible for all facilities within the 13 county service region - including Flat Rock, Asheville, Arden, Waynesville, Franklin, and Andrews.

    Position Summary: 

    This position is responsible for maintenance of the facilities, buildings, grounds, and parking lots.  Also for the maintenance of the mechanical, water, heating, ventilation, and air condition systems.  Duties are either performed by self, other staff or subcontractors, with approval from leader. It is imperative that this exempt position, exhibit Four Seasons’ Values through every interaction and utilize best practices for effective performance in this role. 

     

    Essential Duties & Responsibilities:

    • Work to achieve performance goals, pursue progress toward individual development plan (IDP) and demonstrate Four Seasons values and competencies
    • Oversight of facility repair, maintenance, inspections, and cleanliness of the floors, walls, bathrooms, outside grounds, building exterior, life safety equipment and other areas
    • Develop, coordinate and supervise the preventative maintenance program for all agency facilities and equipment
    • Prompt response to Help Desk requests submitted by agency staff related to facility needs
    • Check that agreed work by staff or contractors has been completed satisfactorily and follow up on any deficiencies
    • Respond appropriately to emergencies or urgent issues as they arise
    • Manage improvements on facility related renovations, expansions, and upgrades as directed
    • Manage projects to meet the dollar amount budget for the project within the time requirements
    • Set up and break down of necessary equipment for staff and board meetings
    • Ensure all buildings are stocked with necessary equipment, materials and supplies

     

    Knowledge, Skills & Abilities: 

     

    • Working knowledge of all construction trades (including but not limited to electrical, plumbing, HVAC, fire suppressions systems, interior finish work and carpentry)
    • Considerable knowledge of safety principles and practice
    • Knowledge of HIPAA privacy policies

    Minimum Qualifications: 

     

    Education:       

    • Courses related to facility maintenance or related experience

    Experience: 

    • Minimum five years general maintenance experience 
    • Maintenance and janitorial staff supervision
    • Basic MS Office products

    Licensures & Certifications: (if applicable)

    • Valid driver’s license and proof of automobile insurance

     

    Summary of Physical Requirements:

    • Crouching, squatting, kneeling, climbing (stairs/other)
    • Lifting/carrying 40 lbs. 
    • Hand dexterity to include gripping/grasping, pushing/pulling and writing

    • Conduct and prepare for inspections
    • Maintain accurate records
    • Perform detailed work with accuracy
    • Update skills through participation in seminars and continuing education opportunities
    • Understand care, treatment, services & responsibilities of staff under their supervision 
    • Develop rapport with others, function as a team member and work independently with minimum supervision
    • Demonstrate Four Seasons’ values at all times
    • Consistently utilize technology as Four Seasons’ provides and makes possible
    • Submit weekly big rocks to leader to ensure consistent communication and agreement on priorities
    • Work collaboratively with the Facilities Committee, Safety Officer and HIPAA Security Officer
