Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. Reporting directly to the Vice President, Property and Facility Management, you will partner closely with other senior leaders throughout the enterprise to achieve outcomes.

    • Responsible for hiring, coaching, and managing all direct reports and ensuring alignment with association people practices for all positions within their organizational structure.
    • Responsible for successful Strategic Plan metrics, Key Performance Indicators (KPIs), and Objectives and Key Results (OKRs) to meet strategic goals and objectives.
    • Implements a goal-based leadership approach (OKR methodology) and ensures the development department is actively working towards supporting organizational-level objectives and key results. Conducts Cycle Check-ins and the Annual Check-In with direct reports to ensure progress with OKRs, providing ongoing coaching and feedback, and discuss development opportunities.
    • Foster a positive and collaborative work environment that encourages teamwork, accountability, and continuous improvement.
    • Conduct regular performance evaluations and provide feedback to ensure high-quality work and professional growth within the team.
    Maintenance Program Management
    • Develop and implement comprehensive maintenance programs to ensure the upkeep and functionality of all YMCA facilities, equipment, and grounds.
    • Coordinate preventative maintenance schedules, inspections, and repairs to minimize downtime and maximize operational efficiency.
    • Monitor and analyze maintenance metrics and trends to identify areas for improvement and optimization.
    Facility Oversight
    • Conduct regular inspections of YMCA facilities to assess maintenance needs, cleanliness standards, and safety compliance.
    • Collaborate with departmental managers to prioritize and address maintenance issues, repairs, and renovations in a timely manner.
    • Manage contracts and relationships with external vendors, contractors, and service providers to support maintenance activities as needed.
    Budget and Resource Management
    • Source and procure necessary supplies, equipment, and services required for maintenance operations, negotiating contracts and agreements as necessary.
    Compliance and Safety
    • Ensure compliance with relevant regulations, codes, and safety standards related to facility maintenance, equipment operation, and environmental health.
    • Implement and enforce safety protocols, procedures, and training programs to minimize risks and promote a safe working environment for all staff and members.
    • Respond promptly to emergencies, incidents, and maintenance-related issues, coordinating appropriate actions and communications as needed.
    • Completes other duties as assigned.

    What You Bring to the Community Enterprise

    • Strong leadership skills with a minimum of 5-7 years of experience in effectively supervising maintenance technician teams.
    • Proven track record of 7-10 years in maintenance and facilities repair, demonstrating the ability to manage various maintenance tasks efficiently.
    • Proficiency in utilizing maintenance work order systems such as Service Channel or similar platforms to streamline processes and ensure timely completion of tasks.
    • HVAC certification preferred, showcasing dedication to staying current with industry standards and best practices.
    • High school dimploma or equivalent education required.
    • Exceptional proficiency in electrical and plumbing systems, coupled with the ability to troubleshoot effectively to address maintenance challenges promptly.
    • Advanced computer skills, particularly in Microsoft Office, enabling efficient data management and reporting.
    • Comprehensive knowledge of maintenance methods, reflecting the ability to strategize and implement effective maintenance programs.
    • Familiarity with construction methods is advantageous, providing a holistic understanding of facility maintenance needs.
    • Flexibility to work evenings, weekends, and holidays as required, demonstrating a commitment to ensuring uninterrupted facility operations and member satisfaction.

    Physical Requirements:
    In the position of maintenance technician, the employee will regularly engage in sitting, standing, walking, working outdoors in hot temperatures, bending, communicating verbally, and lifting up to 50 lbs.
