Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget.     Director of Facilities

    Job Location:

    Oneida Realty Company / downtown Duluth

    PRIMARY PURPOSE:

    The Director of Facilities will oversee all operational functions, projects, construction, and contracted services of the company.

    PRINCIPAL RESPONSIBILITIES:

    The successful candidate’s responsibilities will include, but not be limited to:

    • Contribute to the preparation and annual update of the company’s five and ten year capital plans to continue to maintain and enhance the property assets
    • Skills in budget and resource management
    • Knowledge of operations for facilities systems, along with regulatory compliance principles and practices
    • Manage preventative maintenance program and oversee any necessary repair or construction work to sustain a safe and reliable environment to include record keeping/related logs
    • Maintain a safe environment through identification and elimination of any safety hazards to staff, tenants and customers. This includes the administration of all training and regulatory programs (OSHA, ADA, Code of Officials, Fire Safety, etc.)
    • Have extensive knowledge of building codes
    • Ensures property safety systems are up to code, maintained and inspected
    • Conduct periodic walk-through’s of the properties to ensure physical assets are in the best possible operating condition. Respond rapidly to any operational issues uncovered in property inspections
    • Plans, implements, and administers facility projects. Coordinates construction work and oversees large renovation/new building projects.
    • Manage relationships with third party contracted services providers
    • Be able to manage multiple projects at once
    • Ability to work with multiple contractors and building authorities
    • Lead maintenance staff in work assignments and training. Assist in maintenance staff performance reviews; ensures staff are trained; makes hiring, termination, and disciplinary recommendations.
    • Ability to develop and maintain effective and positive working relationships
    • Complete timely review and processing of vendor invoices, to ensure accurate services were provided prior to payment

    MINIMUM QUALIFICATIONS:

    • Minimum 5 years of prior Operations, Facilities or Property Management experience
    • Working knowledge of maintenance and operational functions required
    • Skills using technology and software including Office 365, CAD, Construction Management & preventative maintenance software
    • Ability to read and understand blueprints, CAD drawings and other schematics
    • Solution oriented and results driven
    • Valid Driver’s License
    • Ability to adapt and maintain professional composure in emergency situations
