Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.   • Assists the Director of Facilities in oversight of daily management and operations of district facilities. ESSENTIAL DUTIES AND RESPONSIBILITIES Other duties may be assigned. The Assistant Director of Facilities would assist the Director of Facilities with the following responsibilities: - Recruits, hires, and oversees the evaluation of custodial and maintenance staff, with the input of building principals and/or supervisors. - Plans and directs the work of all building and grounds personnel involved in the maintenance activities on school properties and related facilities. - Determines and initiates the proper action to be taken to effectively and expeditiously complete repairs in accordance with school policy, sound maintenance practices, and priority and urgency of operations. - Conducts routine and periodic inspections of schools and facilities. Analyzes needs and makes recommendations for procurement of materials and supplies. - Prepares specifications and submits cost estimates of proposed work activities. - Supervises building and grounds maintenance inventory control activities. - Provides in-service training for maintenance, custodial and grounds personnel on new equipment and work methods. - Conducts safety inspection, accident investigations and training programs to create a safe environment. - Supervises facility usage and rentals. - Supervises the energy management program for efficient use of resources. - Ensures Arkansas Department of Education Facility Devisions regulations compliance. - Oversees the security of district facilities. SUPERVISORY RESPONSIBILITIES: Supervises head custodians and district maintenance staff and oversees the supervision of subordinate custodians. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
