Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.   • Position Title: Facilities Director
    Work Schedule: Full-time, 40 hours

    General Purpose:
    Support the ministry goals of Denton Bible Church through the application of expertise in areas including maintenance, custodial care, grounds, building operations, mechanical systems, scheduling, and room set-up/tear down of all church-owned facilities and the staff associated with accomplishing these duties. 

    Responsibilities:
     
    - Direct the Maintenance, Housekeeping, and Facilities Scheduling functions. 
     
    - Oversee the functioning of building systems including mechanical, electrical, fire/life safety, and elevators; and have working knowledge of each system type along with general carpentry. 

    - Effectively plan and schedule personnel time to assume maximum productivity, facility cleanliness, and room set up/tear down. 

    - Coordinate predictive and preventive maintenance program by providing for systematic inspection, detection, and correction of incipient failures either before they occur or before they develop into major defects. 

    - Train facility maintenance and custodial staff in use of tools, equipment, procedures, and/or cleanliness standards. 

    - Manages the maintenance of buildings and grounds. 

    - Issue work orders, schedule work and coordinate with contractors and vendors as necessary, and review work requests are completed in a timely manner. 

    - When necessary, coordinate the contracting process by preparing RFQs (Request for Quote) to include detailed specifications of the items/services to make sure all the contractors are bidding on the same item/service and present requests to the Finance Board. 

    - Organize and retain maintenance records for the building, contacts of outside contractors, and annual/seasonal maintenance checklists. 

    - Oversee security in the execution of a key control program. 

    - Establish and manage the budgets for preventive maintenance, repairs and upgrades for all building systems, housekeeping, and labor.

    Qualifications:
    -
    Bachelor's Degree and 3-5 years of experience in construction project management or related field

    - Able to lead and give clear directions to others both orally and in writing

    - Able to evaluate and prioritize infrastructure maintenance and repair needs as they arise

    - Specialization in the following areas is preferred: HVAC, plumbing, electrical, carpentry

    - Member of Denton Bible Church or willing to become one
