Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. Essential Functions:
Responsibilities –
· Review purchase orders and establishes minimum and maximum stock levels.
· Provide design services, including construction coordination through the Facilities Engineering Department.
· Determine feasibility and expense of projects and solicits and evaluates bids and proposals with outside contractors on company projects. Plans, coordinates and supervises construction at the property.
· Oversees the direction and management of the maintenance and engineering department, ensuring all activities and job duties are performed according to company and departmental policies, procedures and goals.
· Establishes and monitors the department capital budget and expense budgets.
· Develop, implement and evaluate departmental polices and procedures and ensure consistency and thoroughness in application throughout the department.
· Establish and implement the business plans for the department, and ensure optimum usage of company and departmental assets and supplies.
· Direct the research, development and evaluation of new operations and maintenance related products.
· Negotiate service and repair contract of elevators, escalators, refrigeration equipment, electrical equipment and mechanical equipment.
· Ensure compliance to all ADA, OSHA, and EPA regulations.
· Approves all performance appraisals.
Requirements:
· In-depth operational knowledge of all mechanical and electrical equipment and systems.
· A formal college level education and/or knowledge of drafting basics.
· Prior management experience.
· Excellent communication skills both oral and written.
· Excellent organizational and planning kills.
· Five to ten years management level facilities experience.
· Must be able to obtain and maintain a Mississippi Gaming permit.
