Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.   • This position is critical to the success of Mary Free Bed. Responsible for the environment of care, capital projects and management of real property, safety and security, food services and environmental services, this position interacts with every department of the organization and routinely with patients. The ideal candidate for this position has experience in healthcare or another integrated system such as high education or another highly regulated environment with diverse service lines and types of property. Leadership, creativity, work ethic, and a passion for the mission will be essential for the varying responsibilities and demands of this role. Together with a small team of managers, you are responsible for the welfare and environment of all patients, staff, employees, and visitors to Mary Free Bed sites.

    Essential Job Responsibilities

    For the Mary Free Bed system operate, protect, maintain, plan, construct and nurture a world class environment for patients, staff and visitors including responsibilities for plant services, environmental services, linen services, food services, hoteling, copy services, security, construction, and project management, either directly or through your management team. Key responsibilities include:

     

    Operate

    • Directs and is accountable for financial performance and the operations of Plant Services, Security, Property Management, Environmental Services, Guest Services, Copy Services, Food Services, and the Inn at Mary Free Bed
    • Develops and maintains hospital policies, standard operating procedures, and staff competencies as it relates to Plant Services, Security, Property Management, Environmental Services, Guest Services, Copy Services, Food Services, and the Inn at Mary Free Bed
    • Conducts/attends staff meetings, trains and educates on hospital policies and standards as appropriate to the staff.
    • Negotiate service agreements as needed and ensure adherence to scope of services and terms and conditions required to maintain seamless operations and world-class facilities.
    • Leads the Environmental Safety Committee.
      • Accountable for the results of all inspections/surveys including, but not limited to The Joint Commission, CARF, Fire Marshall, OSHA, and any other agencies.
      • Prepares/Reviews reports for OSHA, the Joint Commission, CARF, Local, State, and Federal agencies as well as responsibility for implementing recommendations from Committee for improving safety within the organization.
      • Responsible for training staff, documentation and reporting of any facility related risk management issues for OSHA, the Joint Commission, CARF, NFPA, Local, State, and Federal requirements.
         

    Protect

    • Directs security operations in a manner consistent with best practices in healthcare.
    • Partners across the organization to ensure the safety and well-being of all staff, patients, and visitors.
    • Maintain staff credentials for safety and training requirements.
    • Including: pool certification, med gas certification, Journeyman Plumber certification, Journeyman Electrician, HVAC certification, backflow prevention certification, CPR certification, first aid certification, CPL license, and firearms instructor/trainer certified.
       

    Maintain

    • Directs preventative maintenance including non-medical, non-information systems equipment, emergency generators, energy, and landscaping agreements with vendors.
      • Monitors performance and proactively addresses any issues which are not in accordance with contractual obligations.
      • Maintains positive relations with vendors and directs repair or replacement of equipment, systems, and structures.
    • Manages the capital projects, work order program and all environmental services to ensure requests are completed and facilities are safe and in working order.
      • Consistently communicates with organization concerning major projects, completion of primary maintenance and work orders.
      • Establishes proactive inspections and monitoring to insure service and safe environment.
    • Ensures all required water, generator, elevator, fire extinguishers or other equipment tests are conducted as required by state, federal or other accreditation agencies.
    • Directs all EVS, safety, preventative maintenance policies and procedures.
      • Conducts work in accordance with written policies and procedures of The Joint Commission, CARF, Federal and State guidelines and any other regulatory or accrediting body.
      • Ensures all cleaning, floor maintenance, building maintenance, repair and renovations are planned and completed proactively to extend the life of the equipment and facilities.
    • Responsible for developing performance improvement plans, setting goals and deadlines, implementing procedures to improve productivity and customer service.
       

    Plan & Construct

    • Lead the growth of Mary Free Bed Facilities across the system.
      • Works directly with system partners to realize major and minor capital projects are achieved.
      • Monitors and manages projects and takes necessary steps to ensure Mary Free Bed standards are met.
    • Develops, implements, and maintains project plans including communication and schedule, adjusting, as necessary.
      • Performs project planning activities in a manner that minimizes disruption to staff and patients.
      • Maintains accurate and complete project files, schedules, and budgets.
      • Prepares reports and presentations for the organization.
    • Responsibility for project manager(s), project delivery, capital project budgets (establishing and meeting)
    • Leads the management of real property including leases, acquisitions, or divestures of assets, to the greatest benefit of the organization.
       

    Sustain

    • Through of food service partner ensure, compliance, quality, and level of service in all aspects of food service.
    • Maintain high quality environment, food and service of staff and public facing food service operations.
    • In collaboration with clinical nutrition team, ensure safe and appropriate food offerings for all diets.
    • Drive financial and satisfaction results by making Mary Free Bed a destination for patients and the community, through marketing, partnering with the community and enhancing the impact that food can have on healing and well-being.

     

    Essential Job Qualifications (Knowledge, Education, and Training Requirements):

    • Bachelor’s degree is required; five years’ experience in managing and directing plant operations; experience in management and direction of purchasing, housekeeping, kitchen & dining, security, and departmental budget generation, implantation, and monitoring; or equivalent combination of education and experience.
    • Experience in a healthcare setting is required as successful candidates will need to be knowledgeable of Joint Commission, CARF, OSHA, and state regulations.
    • Physical Demands:  Able to exert up to 10 pounds of force occasionally (up to 1/3 of the time); able to lift, carry, push, pull, up to 10 pounds occasionally; able to sit for most of the time, but may involve brief periods of time involving walking or standing; able to use keyboard frequently (1/3 to 2/3 of the time)
