Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. Oversight of preventive maintenance schedule
Day to day building oversight for general maintenance/aesthetic concerns and responsible for scheduling and/or completing repairs accordingly and in a timely manner
Daily hands on repairs, maintenance and construction
Hands on responsibilities for apartment unit turns, repairs and maintenance
Work with General Manager and team members to ensure facilities are properly maintained and show well
Oversight of repairs and maintenance projects such as renovations, roof replacements, HVAC installs, exterior work
Works closely with General Manager to develop schedules based on established priorities
Directly responsible forordering materials, ensuring stock of appliances and often used parts are on site, construction materials for fit outs
Repair of problems as seen in order to maintain buildings in first class manner
Qualifications:
Working knowledge and skills in plumbing, electrical, carpentry, HVAC, painting, tile and flooring work, building mechanical systems, roofs, and general building systems
HVAC experience; certification a plus
Must have own tools
Physical requirements: heavy lifting, walking stairs, moving appliances
Must have valid driver’s license and reliable vehicle
