Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.   • Summary of Purpose: To ensure all KHS locations are physically maintained to the highest standard in regard to preventative, short term and long term physical plant needs.

    Duties (Essential Functions):

    • Develop the facilities and Capital Expenditure annual budgets and adhere to budget goals
    • Manage the Facility Dude system inclusive of organizing requests by location, priority, and week; assign and delegate schedule for Maintenance staff
    • Develop and maintain a preventative maintenance check system for all duties that must be tracked (i.e. HVAC PM’s and equipment, boiler, sprinkler systems) while proactively assessing and planning for repairs/replacements etc.
    • Responsible for hiring, training, reviewing, recognition, payroll adjustments, disciplinary and terminating measures for maintenance staff
    • Serve as primary contact for response to maintenance emergencies and respond or delegate as necessary
    • Ensures safety regulations and requirements are met regarding building codes, alarm systems and with accreditation/compliance if applicable
    • Responsible for keeping updated fire and disaster information in paper binders that are accessible anytime for fire marshals or staff during emergencies
    • Serves as lead for Safety Committee to include implementing training/education for disaster, security & safety
    • Serves as primary contact to any subcontractors securing 3 bids at minimum and overseeing project implementation from start to finish (i.e. HVAC, mowing/landscaping, snow removal, plumbing, Capex etc.)
    • Ensure necessary repairs are complete with general HVAC systems, plumbing, electrical work, special projects and all equipment
    • Keep all blueprints and physical plant documents secured and organized
    • Coordinate payments through the Purchase Order procedure
    • Serve on the Leadership team and attend meetings and team building activities, as well as the building committee for the capital project
    • Ensure effective communication with all departments
    • Other duties as assigned by the Chief Operating Officer

    Qualifications and Requirements:

    3-5 years previous leadership/management experience preferred
    5 years of experience in the maintenance field and the bidding process preferred
    Represent KHS in a courteous and professional manner with a commitment to excellence
    Ability to prepare, monitor and control budgets
    Multi-tasking, planning, and organizational abilities
    Ability to develop and lead employees as a cohesive team
    Availability by cell phone for emergencies when necessary
    Basic to intermediate computer knowledge and proficient use of software programs
    Must possess a valid driver’s license and clean driving record and be willing to drive KHS vehicles
    Accept, support, and represent KHS core values, programs, policies and procedures
    Background Check required

    Physical Demands/Working Environment:
    Individual will have extended periods of standing, walking and may need to bend, stoop and stretch for purposes of fixing equipment.
    Includes working in an outdoor environment with exposure to environmental conditions that include working near animals.
    Frequent bending, reaching, kneeling, walking and standing on a regular basis while performing job functions.
    Frequently lifts, carries or otherwise moves and positions objects weighing up to and exceeding 50 lbs.
    Local travel to multiple sites
