Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.   • Job Overview:

    Help Property operations run smoothly by ensuring the overall condition of the building systems and community is kept in proper operating condition. Lead a small team to maintain the facility amenities, common areas, and equipment.

    Compensation: $55,000 annually, depending on experience

    • FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

    Your Responsibilities:

    • Supervise and coordinate all maintenance activities and projects alongside the General Manager
    • Ensure building systems are maintained properly (mechanical systems, electrical systems, fire safety, HVAC, etc.)
    • Oversee all preventative maintenance and inspect common areas as needed for repairs
    • Work alongside our Janitorial team to ensure grounds are maintained on a regular basis
    • Schedule and coordinate all required inspections of building and equipment (annual fire system testing, gas inspections, regular inspections, etc.)
    • Keeps track of maintenance equipment and inventory to order supplies as needed
    • Ensure all emergency maintenance situations are handled within a timely manner
    • Maintain a directory of emergency response personnel in the event of a flood or fire
    • Follow the annual maintenance calendar and schedule repairs as needed
    • Ensure the pool and amenity areas are maintained properly

    Skills and Qualifications

    • CPO Certification is required
    • Mechanical knowledge
    • Proven leadership experience
    • Proven experience as a maintenance technician
    • Knowledge of maintenance methods, operating requirements, and safety precautions
    • Able to use tools, equipment, and chemicals safely
    • Understanding of budgeting and vendor management
    • Organized and able to prioritize and adjust to incoming demand

    Education and Experience:

    • High School diploma is required
    • HOA and/ or residential maintenance preferred

    Physical Requirements:

    • Able to safely lift and/ or carry 50 pounds
    • Able to stand and walk for extended periods of time
    • Able to work in various weather conditions (heat, rain, cold, wind, etc.)
    • Able to work on-call as needed

    Supervisory Responsibility: Yes

    Work Location: 5674 S Marble Dr, Gold Canyon, AZ 85118

    Work Hours: Typical hours are Mon – Fri, 8a – 5p with on-call duties as required
