Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.   • Under the direction of the Director of Facilities, the Facilities Technician is responsible for performing a variety of skilled and semi-skilled cleaning, repair, and service activities to WDTC facilities, grounds, equipment and/or furnishings to maintain the health, working order, proper operation, and appearance of building(s) and its operations.

    Work Environment:

    The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is regularly exposed to outside weather conditions and surfaces that require cleaning and sanitizing. The employee is occasionally exposed to moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; and risk of electrical shock. The noise level in the work environment is usually moderate.

     Physical Demands: 

    The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to stand; use hands to finger, handle, or feel; and reach with hands and arms. The employee frequently is required to walk, climb, or balance, and talk or hear. The employee is frequently required to sit; stoop, kneel, crouch, or crawl; and taste or smell. The employee must frequently lift and/or move up to 25 pounds and, on rare occasions, move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

    Perform skilled and semi-skilled cleaning and maintenance and repair tasks in a variety of areas as assigned by the Director of Facilities and in accordance with all applicable guidelines, codes, and regulations. Observes equipment, furnishings, fixtures, buildings, and site for needed repairs.

    1. Cleans/disinfects hard and soft surfaces including floors, appliances, doors, windows, furnishings and fixtures in classrooms, shops, offices, restrooms, breakrooms, and common areas. These activities may include moving furniture and equipment to perform cleaning duties, utilizing PPE properly, monitoring and ordering related supplies, and removing trash.
    2. Skilled and semi-skilled maintenance activities (repairing floors, windows, walls, structural components of building, replacing lights and fixtures, painting, furniture assembly and repairs, trouble-shooting climate control systems, etc.)  
    3. Monitor and repair plumbing, electrical, sprinkler systems, security camera systems and fire extinguisher systems.
    4. Utilizes warehouse storage and inventory practices and safely operate forklift.
    5. Seasonally removes snow and ice to keep sidewalks, walkways, parking lots, and all entrances free of slip hazards by utilizing shovels, brooms, mounted plows, blowers, and spreaders with sand or ice melt. 
    6. Seasonal grounds maintenance which includes mowing, grass and tree trimming, planting, mulching, fertilizing, weed control techniques, watering, parking lot striping, minor repairs to exterior structure, and trash and litter removal.

     

    Monitors, reports and takes action on equipment, furnishings, fixtures, buildings and other sites needing repairs to Director of Facilities. Inspects defective or worn parts and lubricates gears, bearings, pulleys, other parts, machinery, equipment, and vehicles to ensure its continued operation.

    1. Greases, oils and changes filters and belts on heating, cooling equipment.
    2. Cleans coils on air conditioning units.
    3. Monitors all school vehicles for needed maintenance

     

    Responds to work orders and service requests; work with Director of Facilities to schedule and complete room set up and take down for various on and off campus functions, which involves moving furniture and other items based on setup design/plans and then property storing items afterwards. Monitors and reports any issues and damages from room usage to Director of Facilities. 

     

    Verifies work orders have been written and approved prior to performing work order requests except in emergency situations; prepares written materials (repair status, activity logs, etc.) for the purpose of documenting activities and/or conveying information.

    Ensures campus conditions are safe – notifying and assisting the administration and appropriate emergency personnel with any emergency, and potentially dangerous or unusual situations. Determines and takes appropriate action to protect and safeguard institute property and ensures that assigned buildings and job sites are secured at the end of the day.

     

    Display ethical and professional behavior in working with students, College personnel and outside agencies associated with the College.

    High School Diploma, Associate Degree preferred, in related maintenance field and at least 1 years work related experience, or an equivalent combination of education and work experience to successfully perform the essential functions of the job.

    1. Knowledge of U.S. CDC cleaning and disinfection guidelines and proper use of PPE.
    2. Working knowledge of all tools, machinery and mechanical equipment and cleaning supplies utilized in the performance of the job.
    3. Knowledge of and certified in forklift operation.
    4. Knowledge of and certified in chemicals for weed control
    5. Knowledge of safety plans, work rules, practices and regulations pertaining to work.
    6. Knowledge of WDTC work order system and procedures.
    7. Knowledge of WDTC policies and procedures.
    8. Performing skilled and semi-skilled maintenance and repair activities.
    9. Ability to read and apply documents such as safety rules, operating instructions, maintenance instructions, and procedural manuals.
    10. Written and oral communication skills as it relates to the job in dealing with students, staff, and outside representatives within the building.
    11. Safely handling cleaning & grounds maintenance chemicals.
    12. Basic computer skills.
