Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.     We are seeking an energetic, motivated individual to join our property management company as a Facilities Director. In this role, you will address common maintenance issues across multiple properties, assisting with repairs and installations as well as recommending subcontractors for serious infrastructural projects. You must be able to address a host of common property issues, such as electrical, plumbing, and heating. Our ideal candidate has several years of professional experience in property management and maintenance, along with reliable transportation and a flexible schedule to respond to emergencies as they arise.

    Duties:

    • Oversee and manage property maintenance operations
    • Develop and implement maintenance policies and procedures
    • Coordinate and prioritize maintenance tasks and projects
    • Conduct regular inspections to identify areas for improvement and ensure compliance with safety regulations
    • Manage the maintenance budget and track expenses
    • Supervise a team of maintenance technicians and provide guidance and support
    • Collaborate with other departments to ensure smooth operations and timely completion of projects
    • Develop and maintain relationships with vendors and contractors for equipment repairs and services
    • Stay updated on industry trends and advancements in maintenance technology

    Skills:

    • Strong leadership skills with the ability to motivate and guide a team
    • Excellent project management abilities to plan, execute, and monitor maintenance projects
    • Proficient in high voltage electrical systems, including troubleshooting and repairs
    • Experience in fabricating parts and equipment as needed
    • Knowledge of low voltage systems, such as HVAC, plumbing, and mechanical systems
    • Strong problem-solving skills to quickly address maintenance issues
    • Excellent communication skills to effectively interact with staff, vendors, and contractors
