Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.   • Weatherly Inn is seeking a highly motivated, dedicated and skilled person to fill a full-time Maintenance Director position in our beautiful Memory Care facility. Experience in Long Term care and working with seniors with memory loss is a plus.

    JOB SKILLS

    • Read, write, speak and understand English
    • Lift 50 pounds and carry 50 pounds.
    • Push 250 pound resident in wheelchair or cart of same weight.
    • Sit, stand, walk, squat, and bend at waist multiple times a shift.
    • Perform repetitive arm/hand movement & reach above shoulder.
    • Proficient at operating: extractor, vacuum, power tools, lawn mower, edger, hedge trimmer, blower, and power washer.

    QUALIFICATIONS

    • Education: GED or High School Graduation preferred.
    • Experience: 5 years experience doing the specific duties listed below, with 2 years management experience preferred.
    • Licenses: WA State Driver License and no driving infractions for the past 3 years.
    • Proficient at diagnosing building issues, leadership, organization, bargaining with and overseeing vendors.

    GENERAL DUTIES & RESPONSIBILITIES

    • Learn to know special needs of residents and report changes in behavior (physical or emotional) to nursing.
    • Be familiar with and follow Employee Handbook, Performance Expectations and specific job duties.
    • Able to receive/return routine phone calls from TWI within 24 hours; urgent within 4.
    • Report needed repairs or unsafe conditions to maintenance or supervisor.
    • Report immediately any on the job injury to supervisor or charge nurse.
    • Maintain a clean work environment.
    • Able to prioritize and perform multiple tasks simultaneously and act independently.
    • See the big picture and understands the needs of marketing/census/budget.

    SPECIFIC DUTIES & RESPONSIBILITIES

    • Recruit, select, train, evaluate, and discipline assistants and landscapers.
    • Schedule and assign work orders, inspecting results.
    • Work along with staff in maintenance functions and oversee work of those working alone.
    • Demonstrate working knowledge of all systems, including electrical, air conditioning, fire safety, water and sewage, plumbing, electrical and emergency.
    • Develop, review and follow preventative maintenance program for all systems, diagnose malfunctions, repair or order repair of all systems and structures.
    • Maintain data base on vendors, equipment instructions, system failures & repairs, warranties, and recalls.
    • Perform and record quarterly fire drills and annual emergency evaluation, noting any malfunction or limitations.
    • Follow all OSHA safety regulations, assess TWI compliance on these, and educate staff/departments on regulations.
    • Initiate vendor research, recommend contracts, & review performance.
    • Oversee or assist Activity Director in maintaining company fleet, including upkeep, cleaning and repair.
    • Minimize overtime.
    • Perform other duties as directed by supervisor.
