SUMMARY Maintains City facilities by performing maintenance on mechanical, electrical, hydraulic, pneumatic, and manual systems for the City by performing the following duties.
ESSENTIAL DUTIES AND RESPONSIBILITIES Reporting relationships, work assignments, work schedules may be subject to change in order to meet City needs or operational requirements. Attendance at work and the ability to get along with the public, supervisors, and co-workers are essential elements of this position. Other duties may be assigned.
Performs a wide variety of “master-level” work in one or more of the facilities maintenance “Trade” area such as plumbing, electrical, carpentry, and HVAC.
Performs “master-level” work in repairing and performing preventative maintenance on City buildings, equipment, grounds, and properties.
Inspects City buildings and other structures to determine functional operational systems and to detect malfunctions and perform needed repairs.
Performs “master-level” electrical maintenance, including but not limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent, LED and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
Performs “master-level” plumbing and water-service maintenance including but not limited to replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).
Performs “master-level” facilities maintenance activities, including but not limited to painting, carpentry and masonry work, including preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks ad handles, etc.).
Possesses the technical knowledge at the “master-level” of the function of a wide variety of motors, pumps, filters, chemical feeders, chlorinators, and related pool equipment; pool water chemistry and the characteristics of chemicals used to maintain safe conditions; occupational hazards and necessary safety precautions in handling hazardous chemicals; and pool operations.
Possesses experience and qualifications in planning and estimating complete overhauls or replacements of entire facility maintenance operating systems, including plumbing, electrical, carpentry, and HVAC.
Possesses experience and qualifications in budget-management and budget-planning as it related to performing complete overhauls or replacements of entire facility maintenance operating systems, including plumbing, electrical, carpentry, and HVAC.
SUPERVISORY RESPONSIBILITIES Oversees the daily operations, work quality, and adherence to national and state codes of journeyman and apprentice facilities maintenance technicians working under their charge. .

EDUCATION and/or EXPERIENCE High school diploma or General Education Degree (GED) and two (2) years of technical college-level education in the facilities maintenance trades, and eight (8) years of practical experience in facilities maintenance “Trade” areas such as plumbing, electrical, carpentry, and HVAC. Or equivalent combination of education and experience.
LANGUAGE SKILLS Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
MATHEMATICAL SKILLS Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
REASONING ABILITY Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
