Task/ Duties:
· Maintenance of all clubhouse areas, including restrooms, pool area, tennis courts, guard house, kitchens, dining room areas, golf course maintenance facility, restrooms, and fitness center.
· Negotiates maintenance contracts with vendors (A/C service and maintenance, pool service, window cleaning, fire inspections, etc.)
· Write and implement preventative maintenance programs.
· Monitor operating budget, repairs and maintenance expenses, and payroll budget.
· Renew and maintain pool license with Lee County.
· Oversees outside contractors (negotiates work agreements, oversees work to ensure satisfactory completion, approves final payment.)
· Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
· Perform routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, and buildings' physical condition does not deteriorate.
· Repair or replace defective parts using hand and power tools and reassemble equipment.
· Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
· Order parts, supplies, and equipment from catalogs and suppliers or obtain them from storerooms.
· Assemble, install, or repair wiring, electrical and electronic components, pipe systems and plumbing, machinery, and equipment.
· Utilize online tracking systems and software to monitor equipment performance, maintenance schedules, and inventory levels.
· Responsible for the appearance and cleaning of the clubhouse
· Prepares time-oriented task lists for accountability.
· Hire, train, and manage housekeeping staff.
· Schedules department staff and work.
· Approves and edits department payroll.
· Conduct department safety training.
· Write and conduct annual employee appraisals for housekeeping and maintenance staff
· Review, approve, and code invoices for payment.
· Performs other related duties, including, but not limited to, painting, repair/maintenance, contract review, and recommendation.
· Complies with and promotes all organization policies and procedures, including the Drugfree Workplace policy.
· Follow all Electrical Safety rules according to industry and OSHA standards; follow all ladder safety rules in accordance with OSHA; follow all workplace safety rules as established by the organization and any standard safety organization covering construction, installation, and maintenance.
· Performs other duties as assigned, requested, or deemed necessary by management.
· Regular attendance is a requirement of this position.
Requirements
Qualifications:
Post-Secondary Certificate - awarded for training completed after high school (for example, Engineering related Technologies, Vocational Home Economics, Construction Trades, Mechanics and Repairers, Precision Production Trades)
· Minimum two years’ experience, including one year’s supervisory experience.
· Pool maintenance knowledge.
· HVAC knowledge.
· Basic knowledge of customer service principles.
· Must be fluent in oral and written English and communicate effectively.
· Must know and apply basic math skills.
· Must be proficient in MS Office applications, including Excel, Word, and Outlook.
· Proficiency in using online tracking systems and maintenance management software.

· Repairing - Repairing machines or systems using the needed tools.
· Troubleshooting - Determining causes of operating errors and deciding what to do about it.
· Installation - Installing equipment, machines, wiring, or programs to meet specifications.
· Active Listening - Giving full attention to what other people are saying, taking time to understand the points being made, asking questions as appropriate, and not interrupting at inappropriate times.
· Manual Dexterity - The ability to quickly move your hand, your hand together with your arm, or your two hands to grasp, manipulate, or assemble objects.
· Multilimbed Coordination - The ability to coordinate two or more limbs (for example, two arms, two legs, or one leg and one arm) while sitting, standing, or lying down. It does not involve performing activities while the whole body is in motion.
· Near Vision - The ability to see details at close range (within a few feet of the observer).
· Arm-Hand Steadiness - The ability to keep your hand and arm steady while moving your arm or while holding your arm and hand in one position.
· Good personal hygiene; clean and professional appearance
· Good communication skills with staff and members.
· Must possess a friendly, outgoing attitude.
Physical/ Environmental Demands:
· Most work is performed in a typical office and commercial building environment.
· The candidate must be able to bend, stoop, kneel, crawl, climb, reach, grasp, grip, and use fine finger manipulation, as well as safely climb a ladder.
· Must be able to navigate property and facility to diagnose building issues and plan repairs or maintenance.
· Must be physically able to perform repairs when needed.
· Prolonged periods sitting, standing, and working on a computer.
· Must be able to lift 50 lbs. at a time.
