This is responsible supervisory and participatory work in the renovation, maintenance, repair, security and custodial care of designated Stormwater, Pavement and Traffic Operations buildings and appurtenances. Work involves planning, assigning, and supervising the work of employees engaged in performing custodial and maintenance services as well as security; coordinating and monitoring outside contractors performing grounds, elevator, plumbing, and HVAC systems maintenance; replacing, repairing and/or rewiring lighting fixtures within the buildings; inspecting facilities and appurtenances; and monitoring, trouble shooting and adjusting a computerized HVAC energy management system. Work includes participation in the selection, placement, promotion, safety, training, appraisal, and discipline of assigned employees. Responsible for the managing of bills and receipts from vendors and suppliers, and orders building maintenance supplies to complete work assignments. Prepares cost and labor estimates for maintenance projects; assists in the preparation and monitoring of the sectional operating budget. Work requires considerable progressive, skilled journeyman level experience; knowledge of a variety of cleaning materials and supplies typically used in custodial type work; and the exercise of considerable independent judgment, discretion, and tact in dealing with employees, contractors, the public, and maintenance operations. Because of the critical responsibilities of this class, an employee in this class must be available to occasionally work evenings, weekends, and holidays, and must be “on call”, able report to work with short notice, at the discretion of management.
